Abstract

Bukit Cilebut Residence merupakan salah satu proyek besar yang dimiliki oleh PT Gunakaryana Abadi Sejahtera (GAS). Namun perusahaan ini belum memiliki analisis risiko di dalamnya. Maka, penelitian ini bertujuan untuk mengindentifikasi, menilai, memeringkatkan, dan memberikan aksi pengendalian terhadap faktor risiko yang dapat memengaruhi konstruksi perumahan Bukit Cilebut Residence.
Penelitian ini menggunakan Severity Index dan Matrix Probabilitas dan Dampak untuk mengetahui nilai dan peringkat dari masing-masing risiko yang dapat terjadi. Hasil dari penelitian ditemukan bahwa terdapat 51 variabel risiko yang relevan pada proyek pembangunan Perumahan Bukit Cilebut Residence. Dengan menggunakan matriks Probaility Impact, ditemukan bahwa terdapat 28 risiko dengan tingkat sangat rendah yang dapat berpengaruh terhadap aspek waktu, 14 risiko dengan tingkat rendah yang dapat berpengaruh terhadap aspek waktu, 2 risiko dengan tingkat sedang yang dapat berpengaruh terhadap aspek waktu, 3 risiko dengan tingkat tinggi yang dapat berpengaruh terhadap aspek waktu, dan 4 risiko dengan tingkat sangat tinggi yang dapat berpengaruh terhadap aspek waktu. Lalu 36 risiko dengan tingkat sangat rendah yang dapat berpengaruh terhadap aspek biaya, 5 risiko
dengan tingkat rendah yang dapat berpengaruh terhadap aspek biaya, 5 risiko dengan tingkat sedang yang dapat berpengaruh terhadap aspek biaya, 1 risiko dengan tingkat tinggi yang dapat berpengaruh terhadap aspek biaya, dan 4 risiko dengan tingkat sangat tinggi yang dapat berpengaruh terhadap aspek biaya. Kemudian dari hasil tingkatan tersebut, respon risiko dilakukan terhadap risiko dengan tingkat tinggi dan tingkat sangat tinggi.

Bukit Cilebut Residence is one of the major projects owned by PT Gunakaryana Abadi Sejahtera (GAS), where this company is a subsidiary of PT Sarana Utama Adimandiri (SUA). This study aims to identify, assess, rank, and provide mitigation actions against risk factors that can affect the construction of Bukit Cilebut Residence housing. This study used the Severity Index and the Probability and Impact Matrix to determine the value and rating of each risk that
can occur. The respondents in this study were five people, consisting of project managers, chief contractors, contractors, quality control, and chief supervisors. The selection of respondents is based on their divisions, namely the contractor division and the technical division, where the two divisions are divisions involved in the
construction of Bukit Cilebut Residence housing. The results of the study found that there are 51 risk variables relevant to the Bukit Cilebut Residence Housing development project. Using the Probaility Impact matrix, it was found that there are 28 very low-level risks that can affect the time aspect, 14 low-level risks that can affect the time aspect, 2 medium-level risks that can affect the time aspect, 3 high -level risks that can affect the time aspect, and 4 very high-level risks that can affect the time aspect. Then 36 risks with a very low level that can affect the cost aspect,
5 risks with a low level that can affect the cost aspect, 5 risks with a moderate level that can affect the cost aspect, 1 risk with a high level that can affect the cost aspect,
and 4 risks with a very high level that can affect the cost aspect. Then from the results of these levels, risk responses are carried out to risks with high levels and
very high levels.
