Abstract

Pondasi merupakan bagian dari struktur bawah bangunan bertingkat yang bertujuan untuk menahan gaya axial atau beban dari struktur atas bangunan. Perencanaan pondasi merupakan pekerjaan yang sangat krusial, karena seorang perencana struktur harus mampu merencanakan tipe pondasi yang cocok, tahan, aman, dan efisien untuk diterapkan pada struktur bawah bangunan yang direncanakan dengan memperhatikan faktor lingkungan dan kondisi tanah di area sekitarnya. Pondasi pancang saat ini sering digunakan pada proyek pembangunan gedung bertingkat tinggi maupun pilar dan abutment pada jembatan serta pada dermaga lepas pantai. Getaran yang diakibatkan oleh proses pemancangan berdampak pada kepadatan tanah sekitar. Berbeda dengan pondasi tiang pancang, pada pelaksanaannya pondasi tiang bor tidak menimbulkan getaran yang mengganggu. Penulis melakukan evaluasi dan tinjauan terlebih dahulu pada pondasi tiang-rakit (eksisting) untuk mengetahui kondisi struktur pondasi yang telah dibangun dengan skenario kombinasi beban layan dan beban gempa. Parameter yang menjadi pokok evaluasi adalah analisis daya dukung tanah, safety factor yang terjadi, momen retak pada tiang pancang, kapasitas struktur tusuk konde yang direncanakan, dan penulangan pondasi rakit. Merencakan proyek akhir ini bertujuan untuk melakukan analisis perbandingan perencanaan serta biaya antara pondasi tiang bor dengan pondasi tiang-rakit yang digunakan pada Gedung Tower ITS 2. Perencanaan pondasi bored pile menggunakan dimensi diameter 60 cm. Perencanaan pile cap menggunakan 4 tipe pile cap dan 3 kedalaman tiang bor yang berbeda, yaitu kedalaman 23 m, 18 m, 10 m. Kemudian untuk pondasi tiang-rakit menggunakan tiang pancang dengan diameter 60 cm kedalaman tiang 12 m. Setelah analisis perhitungan daya dukung tiang bor dan perhitungan tulangan yang digunakan pada pile cap dan tiang bor dilakukan, kemudian dilakukan perhitungan volume mengenai beton, besi, bekistitng, dan galian pada perencanaan pondasi tiang bor. Dengan hasil total volume yang diperoleh, dilakukan perhitungan rencana anggaran biaya yang mengacu pada analisa dan harga satuan berdasarkan HSPK 2021 dan HSPK 2022, mengenai analisa dan harga satuan dari pondasi tiang bor penulis mengacu pada dokumen dari kontraktor pelaksana. Dari perhitungan rencana anggaran biaya diperoleh total rencana anggaran dan biaya pondasi bored pile senilai Rp 4.281.616.270,90 dan untuk perencanaan pondasi rakit (raft foundation) membutuhkan anggaran senilai Rp 5.340.494,61.

The foundation is part of the lower structure of a multi-storey building that aims to withstand axial forces or loads from the upper structure of the building. Foundation planning is a very crucial job, because a structural planner must be able to plan a suitable, resistant, safe, and efficient foundation type to be applied to the lower structure of the planned building by taking into account environmental factors and soil conditions in the surrounding area. Pile foundations are currently often used in high-rise building construction projects as well as pillars and abutments on bridges and offshore piers. Vibrations caused by the piling process have an impact on the density of the surrounding soil. Unlike the pile foundation, the drilled pile foundation does not cause disturbing vibrations. The author first evaluates and reviews the existing pile-raft foundation to determine the condition of the foundation structure that has been built with a combination scenario of service load and earthquake load. The parameters that are the subject of evaluation are the analysis of soil bearing capacity, the safety factor that occurs, the cracking moment on the pile, the capacity of the planned round stitch structure, and the reinforcement of the raft foundation. Planning this final project aims to analyze the planning and cost comparison between the bored pile foundation and the pile-raft foundation used in the Building Of Tower 2 ITS. The bored pile foundation planning uses a 60 cm diameter dimension. Pile cap planning uses 4 types of pile caps and 3 different drill pile depths, namely 23 m, 18 m, 10 m depth. Then for the pile-raft foundation using piles with a diameter of 60 cm, the pile depth is 12 m. After the analysis of the calculation of the bearing capacity of the drill pile and the calculation of the reinforcement used in the pile cap and drill pile is carried out, then the volume calculation is carried out regarding concrete, iron, formwork, and excavation in the planning of the drill pile foundation. With the results of the total volume obtained, the calculation of the cost budget plan is carried out which refers to the analysis and unit price based on HSPK 2021 and HSPK 2022, regarding the analysis and unit price of the bored pile foundation the author refers to the documents of the implementing contractor. From the calculation of the cost budget plan, it is obtained that the total budget plan and cost of the bored pile foundation is IDR 4,281,616,270.90 and for the raft foundation planning requires a budget of IDR 5,340,494.61.
