Abstract

Seiring dengan berjalannya waktu perkembangan konstruksi terus mengalami perkembangan, baik dalam segi desain maupun dalam segi metode konstruksi yang diterapkan. Dalam pembangunan dibutuhkan metode konstruksi yang tepat untuk mendapatkan hasil yang efisien dan efektif, khususnya dalam hal biaya dan waktu. Pada penulisan proyek tugas akhir ini membahas tentang perbandingan analisa waktu dan biaya pelaksanaan proyek apartemen La-Viz Tower Surabaya. Metode yang digunakan pada pembangunan La-Viz Tower Surabaya adalah sistem konventional (cast in-situ). Pada penulisan proyek tugas akhir ini akan direncanakan menggunakan beton precast half slab. Pemilihan metode precast half slab dikarenakan beton precast memiliki beberapa keunggulan daripada beton konventional. Beton konventional membutuhkan banyak bekisting dan pekerja, dipengaruhi oleh cuaca, serta pengerjaanya yang memakan waktu yang lebih lama daripada beton precast half slab. Pada penulisan tugas akhir ini hanya menghitung biaya dan waktu pada bagian stuktur atas saja. Kemudian dilakukan perhitungan volume pekerjaan, produktivitas, durasi dan biaya dan penyusunan jadwal pekerjaan menggunakan program bantu MS project. Metode precast halflsab dinilai lebih praktis dari metode konventional. Metode konventional membutuhkan waktu pelaksanaan selama 148 hari sedangkan metode precast halfslab hanya membutuhkan waktu selama 122 hari dengan selisih sebanyak 26 hari. Biaya menggunakan metode precast halfslab relative lebih mahal dari penggunaan metode precast halfslab. Metode konventional membutuhkan biaya sebesar Rp8,883,473,437 sedangkan untuk metode precast pracetak membutuhkan biaya sebesar Rp9,188,712,576

As time goes by, the development of construction continues to experience development, both in terms of design and in terms of the construction methods applied. In development, the right construction method is needed to obtain efficient and effective results, especially in terms of cost and time. In writing this final project, it discusses a comparative analysis of the time and cost of implementing the La-Viz Tower Surabaya apartment project. The method used in the construction of La-Viz Tower Surabaya is a conventional system (cast in-situ). In writing this final project will be planned to use half slab precast concrete. The choice of the half slab precast method is because precast concrete has several advantages over conventional concrete. Conventional concrete requires a lot of formwork and workers, affected by the weather, and takes longer to process than half slab precast concrete. At the writing of this final task only calculates the cost and time on the upper structure only. Then the calculation of the volume of work, productivity, duration and cost is carried out and the preparation of work schedules using the MS project assistance program. The halflsab precast method is considered more practical than the conventional method. The conventional method takes 148 days to complete, while the precast halfslab method only takes 122 days with a difference of 26 days. The cost of using the precast halfslab method is relatively more expensive than using the precast halfslab method. The conventional method requires a fee of Rp 8,883,473,437 while the precast method requires a fee of Rp 9,188,712,576.
