Abstract

The community currently needs cadastral 3D information because of the development from horizontal to vertical. Common property is one of the 3D cadastral information that needs to be developed. In this study, the multi-owned building used as a research case study is the Surabaya City Square, which the Surabaya City Government manages. To produce 3D cadastral information from the Surabaya City Square, building plan data is needed, along with space usage data and regulations related to the management of the building. Common property areas in multi-owned developments typically include a wide range of shared spaces and facilities. Clear and correct delineation of the spatial extent of common properties must be considered to avoid unintended consequences and costs in managing facilities within complex developments. These data create 3D databases by classifying their physical and legal boundaries. Communication and managing the spatial extent of unlimited and limited common property areas could be challenging for Owners Corporation (OC) managers. Therefore, there is a need to provide a better approach to managing common properties more visually and adopt digital data management methods. One such approach-Building Information Modelling (BIM)-is currently used in the building industry. BIM is widely recognized as a shared data environment for the 3D lifecycle management of buildings. In this research, the author obtains a Level of Detail (LoD) 3 model. BIM can be used to digitize 3D spatial structures and non-spatial data of common properties for managing multi-owned developments that can be accessed through an Autodesk Revit database.

Informasi kadaster 3D saat ini sangat dibutuhkan oleh masyarakat seiring dengan perkembangan pembangunan dari horizontal ke vertikal. Salah satu informasi kadaster 3D yang perlu dikembangkan terkait bangunan milik bersama (common property). Dalam penelitian ini, gedung milik bersama yang digunakan sebagai studi kasus penelitian adalah Alun-alun Kota Surabaya, yang dikelola Pemerintah Kota Surabaya. Untuk menghasilkan informasi kadaster 3D dari Alun-alun Kota Surabaya, diperlukan data denah bangunan, beserta data penggunaan ruang dan regulasi terkait pengelolaan gedung. Area properti umum dalam pengembangan kepemilikan bersama biasanya mencakup berbagai ruang dan fasilitas bersama. Penggambaran yang jelas dan benar tentang luas spasial properti umum harus dipertimbangkan untuk menghindari konsekuensi dan biaya yang tidak diinginkan dalam mengelola fasilitas dalam perkembangan yang kompleks. Data ini menghasilkan database 3D dengan mengklasifikasikan batas ruang secara fisik dan yuridis. Komunikasi dan pengelolaan luas spasial area properti umum yang dapat digunakan seluruh pengunjung dan terbatas hanya oleh beberapa pihak dapat menjadi tantangan bagi dinas pengelola. Oleh karena itu, ada kebutuhan untuk memberikan pendekatan yang lebih baik untuk mengelola properti umum secara lebih visual dan mengadopsi metode manajemen data digital. Salah satu pendekatan tersebut-Building Information Modelling (BIM)-saat ini digunakan dalam industri bangunan. BIM secara luas diakui sebagai lingkungan basis data bersama untuk manajemen siklus pengelolaan bangunan secara 3 Dimensi. Dalam penelitian ini, penulis menghasilkan model 3 dimensi dengan Level of Detail (LoD) 3 dimana BIM dapat digunakan untuk mendigitalkan struktur spasial dan data non spasial secara 3D dari properti umum dalam pengembangan dan pengelolaan bersama (multi-owned developments) yang dapat diakses melalui database menggunakan Autodesk Revit.
