Abstract

Kota Jakarta yang dikenal sebagai pusat pemerintahan dan pusat perekonomian di Indonesia mendorong banyak penduduk dari luar Kota untuk datang mencari peruntungan. Tiap tahunnya, tercatat ada 90.000 Jiwa pendatang yang pindah ke Jakarta, sehingga mengakibatkan meningkatnya permintaan akan lahan yang semakin tinggi yang berujung pada terbentuknya harga pasar yang terbilang tinggi dari lahan tersebut. Selain keterbatasan lahan dan permintaan lahan yang tinggi, ada berbagai faktor-faktor penentu harga lahan perkotaan yang cukup kompleks, mulai dari faktor fisik, ekonomi, sosial, lingkungan, pemerintah hingga faktor lokasi. Namun, disisi lain, dengan banyaknya faktor-faktor yang berpengaruh terhadap penentuan harga lahan tersebut masih sangat sedikit riset yang membahas fenomena ini.
Penelitian ini bertujuan untuk untuk menentukan besaran keterkaitan antara harga lahan dengan faktor-faktor yang memengaruhinya di Kecamatan Senen, Kota Administrasi Jakarta Pusat. Guna mencapai tujuan tersebut, penelitian ini memiliki dua tahapan analisis. Tahap pertama adalah menentukan faktor-faktor yang memengaruhi harga lahan di Kecamatan Senen dengan metode Delphi. Tahap kedua adalah menentukan besaran/bobot keterkaitan antara harga lahan dengan faktor-faktor yang memengaruhinya di Kecamatan Senen dengan metode regresi linear berganda.
Hasil akhir penelitian ini menunjukan bahwa ada 6 faktor yang memengaruhi harga lahan di Kecamatan senen yaitu Faktor ketersediaan lahan dengan bobot signifikansi 0,017, Faktor ketersediaan transportasi umum dengan bobot signifikansi 0,910, Faktor jarak ke jalan utama dengan bobot signifikansi 0,000, Faktor jarak ke CBD dengan bobot signifikansi 0,035, Faktor sarana kesehatan dengan bobot signifikansi 0,003 dan Faktor pusat perbelanjaan dengan bobot signifikansi 0,013. Faktor jarak ke jalan utama merupakan faktor paling berpengaruh terhadap harga lahan di Kecamatan Senen.

The city of Jakarta, known as a center of government and center of the economy in Indonesia, encourages many residents outside the city to come looking for their fortune. Each year, 90,000 migrants move to Jakarta, increasing the demand for land, which is increasingly high and leads to a fairly high market price for the land. In addition to limited land and increased demand for land, various factors determine the cost of urban land, which are quite complex, ranging from physical, economic, social, environmental, and government factors to location factors. However, on the other hand, with the many factors that influence the determination of land prices, there is still very little research that discusses this phenomenon.
This study aims to determine the magnitude of the relationship between land prices and the factors influencing it in the Senen Sub-District, Central Jakarta Administrative City. In achieving the purpose, this research has two stages of analysis. The first stage is determining the factors influencing land prices in Senen Sub-District using the Delphi method. The second stage is determining the magnitude/weight of the relationship between land prices and the factors influencing it in Senen Sub-District using the multiple linear regression method.
The final results of this study indicate that six factors influence land prices in Senen Sub-District, namely the land availability factor with a significance weight of 0.017, the availability factor of public transportation with a significant weight of 0.910, the distance factor to the main road with a significant weight of 0.000, the distance factor to the CBD with a significant weight of 0.035, the health facilities factor with a significant weight of 0.003 and the shopping center factor with a significant weight of 0.013. The distance factor to the main road is the most influential factor on land prices in Senen Sub-District.
