Abstract

Proyek pembangunan Hotel Bahtera mengalami keterlambatan 3 bulan dari jadwal semula yang direncanakan. Keterlambatan ini dikarenakan pada saat proyek berjalan terjadi pembaharuan kontrak Setelah pembaharuan kontrak selesai, disusun jadwal baru yang mengacu perjanjian kontrak yang baru dengan memperhatikan kondisi di lapangan. Tugas Akhir ini bertujuan mempercepat waktu penyelesaian proyek untuk dapat mengejar keterlambatan proyek dari jadwal sebelumnya. Analisa hanya dilakukan pada struktur bangunan utama hotel. Analisa time cost trade off dilakukan dengan menghitung cost slope tiap-tiap pekerjaan. Metode crashing untuk menghitung cost slope dilakukan dengan berbagai macam metode antara lain menambah jam kerja, menambah grup kerja, menambah kapasitas alat, menambah jumlah alat pada aktifitasaktifitas tertentu Dalam perhitungan crashing ini dipakai program bantu QM. Hasil analisa Tugas Akhir ini menunjukkan bahwa biaya yang dibutuhkan untuk mengejar keterlambatan proyek adalah Rp 65.866.667,90

The Bahtera Hotel construction project experienced a 3 month delay from the originally planned schedule. This delay was because while the project was underway there was a contract renewal. After the contract renewal was completed, a new schedule was drawn up which referred to the new contract agreement taking into account conditions in the field. This final project aims to speed up the project completion time to be able to catch up with project delays from the previous schedule. The analysis was only carried out on the main hotel building structure. Time cost trade off analysis is carried out by calculating the cost slope for each job. The crashing method for calculating the cost slope is carried out using various methods, including adding working hours, adding work groups, increasing tool capacity, increasing the number of tools for certain activities. In this crashing calculation, the QM auxiliary program is used. The results of this Final Project analysis show that the costs required to catch up on project delays are IDR 65,866,667.90
