Abstract

Pembangunan Gedung Laboratorium Sains dan Teknologi Universitas Islam Negeri Malang memerlukan biaya yang tidak sedikit. Dana pembangunan diperoleh dari bantuan International Development Bank Jeddah Saudi Arabia. Untuk itu diperlukan suatu metode mendapatkan biaya terendah atau optimasi biaya tanpa menghilangkan nilai fungsinya yaitu Rekayasa Nilai atau Value Engineering. sehingga tidak mengalami pembuangan dana untuk sesuatu hal yang tidak diperlukan.
Tujuan Tugas Akhir ini adalah menerapkan Rekayasa Nilai pada proyek pembangunan Gedung Laboratorium Sains dan Teknologi UIN Malang sehingga diperoleh pengematan biaya dari beberapa item yang terpilih. Dalam proyek ini metode rekayasa nilai akan diterapkan dengan rencana kerja meliputi ; Tahap Informasi. Tahap Kreatif Tahap Analisa dan Tahap Rekomendasi. Sesuai dengan data yang diperoleh dan dilakukan studi berdasarkan cost model dan analisa grafik pareto pada tahap informasi. didapatkan dua item pekerjaan berbiaya tinggi yaitu dinding dan plafon. Setelah dilakukan beberapa tahap tersebut diperoleh penghematan pada item pekerjaan dinding sebesar Rp. 293.725.208.00 atau 1.47 % dari total biaya provek dan pada item pekerjaan plafon sebesar Rp. 526.502.931.00 atau 2.63 % dari total biaya proyek Sehingga total penghematan adalah 4.10% atau sebesar Rp. 820.029.795.00

For this reason, we need a method to obtain the lowest costs or optimize costs without losing the value of the function, namely Value Engineering. so that you don't experience wasting funds on things that are not needed.
The aim of this Final Project is to apply Value Engineering to the UIN Malang Science and Technology Laboratory Building construction project so that cost savings can be obtained from several selected items. In this project the value engineering method will be applied with a work plan including; Information Stage. Creative Stage Analysis Stage and Recommendation Stage. In accordance with the data obtained and a study was carried out based on the cost model and Pareto graph analysis at the information stage. two high cost work items were obtained, namely walls and ceilings. After carrying out several stages, savings on wall work items of Rp. 293,725,208.00 or 1.47% of the total repair costs and ceiling work items amounting to Rp. 526,502,931.00 or 2.63% of the total project cost. So the total savings is 4.10% or Rp. 820.029.795.00
