Abstract

Kebutuhan akan properti, merupakan kebutuhan pokok bagi manusia. Apabila dilihat dari pendapatan yang dihasilkan, properti dapat dibedakan menjadi dua, yaitu properti yang dapat menghasilkan pendapatan dan properti yang tidak menghasilkan pendapatan. Hotel merupakan salah satu contoh properti yang dapat menghasilkan pendapatan secara rutin. Tugas akhir ini bertujuan untuk mengetahui berapa Nilai Pasar Wajar Hotel Imelda. Metode yang digunakan adalah Metode Kapitalisasi Pendapatan (Income Approach) dan Metode Kalkulasi Biaya (Cost Approach). Metode Kapitalisasi Pendapatan (Income Approach) ini dikenal juga sebagai metode kapitalisasi, karena pendapatan bersih yang dihasilkan oleh suatu properti dikapitalisasi menjadi nilai melalui perhitungan matematis yang disebut dengan kapitalisasi. Metode Kalkulasi Biaya (Cost Approach) diperoleh dengan menganggap tanah sebagai tanah kosong. Nilai tanah dihitung dengan menggunakan Metode Perbandingan Data Pasar (Market Data Approach), Nilai Bangunan dihitung dengan menggunakan Metode Kalkulasi Biaya (Cost Approach). Dari analisa Metode Kapitalisasi Pendapatan (Income Approach) diperoleh nilai properti Hotel Imelda Rp 2.221.195.000,-, dan dengan Metode Kalkulasi Biaya (Cost Approach) diperoleh nilai properti Hotel Imelda Rp 2.080.143.521,-. Dari kedua metode tersebut diatas diperoleh Nilai Pasar Wajar Hotel Imelda adalah Rp 2.164.774.408,-

The need for property is a basic need for humans. When viewed from the income generated, property can be divided into two, namely property that can generate income and property that does not produce income. Hotels are an example of a property that can generate regular income. This final assignment aims to find out the Fair Market Value of the Imelda Hotel. The methods used are the Income Capitalization Method (Income Approach) and the Cost Calculation Method (Cost Approach). The Income Capitalization Method (Income Approach) is also known as the capitalization method, because the net income generated by a property is capitalized into value through a mathematical calculation called capitalization. The Cost Calculation Method (Cost Approach) is obtained by considering the land as vacant land. Land value is calculated using the Market Data Comparison Method (Market Data Approach), Building Value is calculated using the Cost Calculation Method (Cost Approach). From the analysis of the Income Capitalization Method (Income Approach), the property value of the Hotel Imelda is obtained at IDR 2,221,195,000,-, and using the Cost Calculation Method (Cost Approach) the value of the Hotel Imelda property is IDR 2,080,143,521,-. From the two methods above, the Fair Market Value of Hotel Imelda is IDR 2,164,774,408.
