Abstract
Salah satu persoalan yang akan dihadapi pihak ITS dengan adanya pembangunan Rusunawa ITS adalah menetapkan berapa kisaran harga sewa tiap ruang yang akan dibebankan kepada para mahasiswa baru selaku calon penghuni Rusunawa. Pada tugas akhir ini akan dilakukan analisa terhadap faktor penting yang berpengaruh terhadap pengambilan keputusan penetapan harga, yaitu biaya sebagai faktor internal dan permintaan pasar sebagai faktor ekstemal Rusunawa. Pendekatan terhadap biaya dilakukan menggunakan metode Break Even Analysis dengan harapan terjadinya keseimbangan antara pengeluaran dan pendapatan yang diterima. Pendekatan terhadap permintaan pasar dilakukan berdasar taksiran kurva permintaan dari hasil kuisioner yang ditujukan kepada para mahasiswa ITS yang dianggap mewakili target pasar Rusunawa ITS. Berdasarkan hasil analisa data, didapatkan harga sewa berdasarkan biaya dengan pertimbangan pengembalian biaya investasi sebesar Rp 297.939,45/org/bln, sedangkan tanpa pengembalian biaya investasi didapatkan sebesar Rp 29.198,67/org/bIn. Harga berdasarkan permintaan pasar Untuk Rusunawa ITS diperoleh hasil sebesar Rp 105.437,40

One of the problems that ITS will face with the construction of the ITS Rusunawa is determining the rental price range for each room that will be charged to new students as prospective residents of the Rusunawa. In this final assignment, an analysis will be carried out on important factors that influence pricing decisions, namely cost as an internal factor and market demand as an external factor for Rusunawa. The approach to costs is carried out using the Break Even Analysis method with the hope that there will be a balance between expenses and income received. The approach to market demand is based on the estimated demand curve from the results of a questionnaire aimed at ITS students who are considered to represent the target market for Rusunawa ITS. Based on the results of data analysis, The rental price is obtained based on costs taking into account the return on investment costs of IDR 297,939.45/org/month, whereas without return on investment costs the result is IDR 29,198.67/org/bIn. Prices are based on market demand. For ITS Flats, the results obtained were IDR 105,437.40
