Abstract

Keberhasilan sebuah Perusahaan EPC di bidang konstruksi ditentukan oleh faktor daya saing antar pesaing. Salah satunya strategi agar menambah daya saing tersebut ialah dengan membangun suatu bisnis yang efisien dan efektif agar memenuhi permintaan pasar yang tepat sesuai dengan target biaya dan waktu pengiriman produk yang dihasilkan kepada klien. Tujuan dilakukannya penelitian ini yaitu untuk merancang gagasan efisiensi pembiayaan untuk membantu tim manajemen proyek dalam memahami aliran produksi pembangunan konstruksi bangunan lepas pantai saat ini di PT. XYZ serta memberikan basis melalui analisis proses dengan Lean Production System VSM untuk memperbaiki alur produksi dan merancang alur konstruksi yang baik di saat mendatang dengan meminimalisir pemborosan, dan melaksanakan integrasi dengan biaya dalam memperoleh analisis pembiayaan keseluruhan yang didasari oleh kegiatan proyek. Pada penelitian ini usulan rancangan future-state-map itu didapatkan durasi waktu konstruksi yang sebelumnya memakan waktu 390 hari menjadi 274 hari, sehingga terjadi percepatan 30% untuk waktu produksi dengan menghilangkan 74% aktivitas non value-added time yang terdapat pada proses saat ini (current state map). Hasil penelitian Analisis biaya setelah dilakukan future state map dan proposed cost valued didapatkan pengurangan biaya sebesar 3,61% atau Rp. 9.559.444.000 pengurangan itu berasal dari pengurangan beberapa aktivitas

The success of an EPC company in the construction sector is determined by the competitiveness factor between competitors. One strategy to increase competitiveness is to build an efficient and effective business to meet appropriate market demand in accordance with target costs and delivery times for the products produced to clients. The aim of this research is to design financing efficiency ideas to help the project management team understand the current production flow of offshore building construction at PT. XYZ also provides a basis through process analysis with the Lean Production System VSM to improve the production flow and design a good construction flow in the future by minimizing waste, and implementing integration with costs in obtaining an overall financing analysis based on project activities. In this research, the proposed future-state-map design found that the duration of construction time, which previously took 390 days, became 274 days, resulting in a 30% acceleration of production time by eliminating 74% of non-value-added time activities contained in the current process ( current state map). The research results of cost analysis after carrying out the future state map and proposed cost value showed a cost reduction of 3.61% or Rp. 9,559,444,000 of the reduction came from reducing several activities
