Abstract

Industri pemotongan ayam berperan dalam memenuhi peningkatan permintaan konsumsi ayam di Indonesia. Namun proses produksinya menghasilkan limbah cair. Untuk mengatasi tantangan ini, Rumah Pemotongan Ayam (RPA) PT. XYZ telah berinvestasi pada teknologi ramah lingkungan dengan memperbarui sistem pengolahan limbah cair exsiting. Penelitian ini melibatkan evaluasi keuangan dengan mendiskontokan arus kas proyek selama 15 tahun ke depan. Melalui analisis Net Present Value (NPV) dan Internal Rate of Return (IRR), investasi tersebut menghasilkan NPV > 0 dan IRR > MARR. Analisis sensitivitas kemudian dilakukan untuk mengetahui komposisi pembiayaan optimal dan potensi subsidi. Hasilnya menunjukkan bahwa investasi tetap menguntungkan jika komposisi utang tidak melebihi 5% dari total modal. Analisis penciptaan nilai dilakukan untuk mendukung pengambilan keputusan. Melalui investasi ini, perusahaan dapat mengurangi pembelian air sebesar 39,8% pada tahun pertama dan menerbitkan Sustainable Linked Bonds (SLB) sekaligus memperoleh Sustainable Linked Loans (SLL). Investasi ini juga berkontribusi terhadap pengurangan volume limbah dan penggunaan air bersih, serta menciptakan hubungan positif dengan masyarakat sekitar karena hasil pengolahan air limbah tidak mencemari sungai yang dimanfaatkan. Penelitian selanjutnya diharapkan dapat mengukur nilai sosial dan lingkungan menggunakan metode Social Return on Investment (SROI) atau Benefit-Cost Ratio (B/C) untuk mendapatkan estimasi nilai yang lebih pasti terkait dampak sosial dan lingkungan dari investasi ini.

The chicken-cutting industry plays a role in meeting the increasing demand for chicken consumption in Indonesia. However, the production process results in the generation of liquid waste. To address this challenge, PT. XYZ Chicken Cutting House has invested in environmentally friendly technology by upgrading the existing wastewater treatment system. This research involves a financial evaluation by discounting project cash flows over the next 15 years. Through Net Present Value (NPV) and Internal Rate of Return (IRR) analyses, the investment yields an NPV > 0 and IRR > MARR. Sensitivity analysis is then conducted to determine the optimal financing composition and potential subsidies. The results indicate that the investment remains profitable if the debt composition does not exceed 5% of the total capital. Value creation analysis is performed to support decision-making. Through this investment, the company can reduce water purchases by 39.8% in the first year and issue Sustainable Linked Bonds (SLB) while obtaining Sustainable Linked Loans (SLL). The investment also contributes to reducing waste volume and water usage, and it creates a positive relationship with the surrounding community as the waste processing does not contaminate the utilized rivers. Further research is expected to measure social and environmental values using the SROI or B/C method to obtain a more precise estimate of the social and environmental impacts of this investment.
