Abstract

Mal merupakan sarana untuk berkumpulnya masyarakat dengan maksud tertentu. Sebagai ruang publik, mal telah memenuhi kebutuhan masayarakat urban terutama sebagai rekreasi bagi pengunjungnya. Mall Dinoyo City merupakan salah satu mal yang ada di Kota Malang. Setelah beroperasi sejak 2012, pada 2023 mal ini direncanakan untuk berganti kepemilikan. Sebelum menjual aset nya, pemilik Mall Dinoyo City ingin mengetahui berapa nilai properti dari Mall Dinoyo City untuk menetapkan besar harga pada saat proses transaksi. Dasar nilai yang digunakan dengan tujuan untuk suatu proses transaksi adalah nilai pasar. Penelitian ini bertujuan untuk mendapatkan nilai pasar dari Mall Dinoyo City Malang. Pendekatan yang digunakan dalam tugas akhir ini adalah Pendekatan Pendapatan dan Pendekatan Biaya. Pendekatan Pendapatan dilakukan dengan metode Arus Kas Terdiskonto atau Discounted Cash Flow (DCF). Pendekatan Biaya dilakukan dengan metode unit terpasang untuk menentukan nilai bangunan dan menentukan indikasi nilai tanah dengan pendekatan pasar. Dari hasil penelitian didapatkan Nilai Pasar Mall Dinoyo City Malang dengan Pendekatan Pendapatan sebesar Rp. 53.507.930.953 dan dengan Pendekatan Biaya sebesar Rp 283.528.800.000 Hasil rekonsiliasi dari 2 pendekatan tersebut didapatkan Nilai Pasar Mall Dinoyo City Malang sebesar Rp. 145.516.278.572.

===========================The mall serves as a facility for the community to gather with specific purposes. As a public space, malls have fulfilled the needs of urban society, especially as a recreation destination for visitors. Mall Dinoyo City is one of the malls located in the city of Malang. After operating since 2012, in 2023, there are plans for a change in ownership for this mall. Before selling its assets, the owner of Mall Dinoyo City wants to determine the property value of the mall to set the selling price during the transaction process. The basis for the value used for the transaction process is the market value. This research aims to obtain the market value of Mall Dinoyo City in Malang. The approaches used in this final project are the Income Approach and Cost Approach. The Income Approach is carried out using the Discounted Cash Flow (DCF) method. The Cost Approach is done using the new replacement cost method to determine the building's value and indicating the land value through a market approach. From the research, the Market Value of Dinoyo City Mall in Malang was found to be Rp. 53,507,930,953 using the Income Approach and Rp. 283,528,800,000 using the Cost Approach. The reconciled result from both approaches yielded a Market Value of Dinoyo City Mall in Malang amounting to Rp. 145,516,278,572.
