Abstract

Waktu penyelesaian merupakan salah satu indikator kinerja pada proyek konstruksi. Namun, pada kenyataannya keterlambatan masih menjadi permasalahan industri konstruksi secara global. Keterlambatan pada proyek mengakibatkan membesarnya deviasi antara realisasi kemajuan dan rencana kemajuan. Padahal waktu yang tersedia bagi kontraktor untuk menyelesaikan pembangunan semakin singkat. Gedung Research Center UPN “Veteran” Jawa Timur adalah sebuah bangunan berlantai tujuh yang bertempat di dalam kompleks kampus UPN “Veteran” Jawa Timur, Rungkut Madya, Gunung Anyar, Surabaya. Struktur bangunan ini dibuat dari material beton bertulang dengan metode cast-in-place pada tujuh lantai utamanya dan material baja pada lantai mezanin serta konstruksi rangka atapnya. Untuk menghindari terjadinya keterlambatan pada gedung beton bertulang, salah satu alternatif yang dapat dilakukan adalah dengan menggunakan metode beton pracetak (precast concrete).
Oleh karena itu, pada Tugas Akhir ini dilakukan perencanaan ulang struktur Gedung Research Center UPN “Veteran” Jawa Timur dengan metode beton pracetak. Modifikasi yang diterapkan yaitu pengubahan beberapa elemen (pelat, balok, dan kolom) yang semula dicor di tempat menjadi pracetak, penambahan jumlah lantai hingga 15 lantai, dan penyesuaian denah bangunan. Perencanaan struktur bangunan mengacu pada beberapa literatur, yakni SNI 2847:2019 tentang Persyaratan beton struktural untuk bangunan gedung dan penjelasan, SNI 1726:2019 tentang Tata cara perencanaan ketahanan gempa untuk struktur bangunan gedung dan nongedung, SNI 1727:2020 tentang Beban desain minimum dan kriteria terkait untuk bangunan gedung dan struktur lain, serta literatur pendukung lainnya. Selama proses perencanaan ulang, digunakan pula beberapa program bantu seperti ETABS 18, SpColumn 10.10, dan AutoCAD 2013. Sambungan yang menghubungkan antar elemen pracetak direncanakan menggunakan NMB Splice Sleve dari Splice Sleeve Japan, Modix Rebar Coupler dari Peikko Group, dan panjang penyaluran standar sesuai peraturan yang berlaku.

Completion time is one of key performance indicators in construction projects. However, delays still be a problem in the industry globally. Project delays results in an enlarged deviation between actual progress and planned progress. Meanwhile, the time remaining for contractor to complete the construction is getting shorter. The UPN “Veteran” Jawa Timur Research Center is a seven-story building located within the complex of UPN “Veteran” Jawa Timur, Rungkut Madya, Gunung Anyar, Surabaya. The building structure is made of cast-in-place reinforced concrete on its seven main floors and structural steel on its mezzanine and roof truss. In order to avoid delays in reinforced concrete building construction, an alternative that can be done is by applying precast concrete method. Therefore, in this Final Project, the structure of the UPN “Veteran” Jawa Timur Research Center is re-planned using the precast concrete method. The applied modifications are changing some elements (slabs, beams, and columns) that were originally cast-in-place to precast, increasing the number of floors up to 15, and adjusting the building plan. The design refers to several literatures, namely SNI 2847:2019 on Structural concrete requirements for buildings and explanations, SNI 1726:2019 on Earthquake resistance planning procedures for building and non-building structures, SNI 1727:2020 on Minimum design loads and related criteria for buildings and other structures, as well as other supporting literatures. During the process, several programs such as ETABS 18, SpColumn 10.10, and AutoCAD 2013 are also used. Connections between precast elements are designed using NMB Splice Sleve from Splice Sleeve Japan, Modix Rebar Coupler from Peikko Group, and standard development bars according to the applicable regulations
