Abstract
Kota Tua Jakarta is one of the historical areas in Indonesia. As a historical area and tourist destination, the implementation of good and integrated public transportation is an obligation that must be fulfilled. Currently, MRT Jakarta is in the process of building the Kota MRT Station which will be accompanied by the development of Transit Oriented Development (TOD) concept in the areas. TOD aims to support and integrate communities, buildings, public spaces, and activities with proper public transportation. There is also the concept of Transit Adjacent Development (TAD) which can be defined as a less viable TOD because the area is not integrated with the transit hub. The areas included in this final project research are Fatahillah area, which is dominated by historical buildings and museums, and Pintu Besar Selatan, Pinangsia, and Glodok areas, which are dominated by residences and shops, each within a 700 meter radius of Jakarta Kota Station as a transit hub.
This final project begins with a direct and indirect survey along with distribution of questionnaires to visitors of these areas through social media. The assessment conducted refer to TOD Standard Scoring issued by the Institute for Development and Policy (ITDP), Customer Satisfaction Index (CSI), and Importance Performance Analysis (IPA). From the results of the TOD Standard Scoring, Fatahillah, Pintu Besar Selatan, and Glodok areas received bronze award from ITDP and can be categorized as TOD areas, while Pinangsia area did not receive any rating and can be categorized as a TAD area. In addition, based on the overall CSI calculation, it gets a value of 78% or can be categorized as Satisfied. From TOD Standard Scoring and Importance Performance Analysis, several factors are obtained that should be prioritized in the developments.

Kota Tua Jakarta merupakan salah satu kawasan historis di Indonesia. Sebagai kawasan historis dan destinasi wisata, penerapan transportasi umum yang baik dan terintegrasi merupakan suatu kewajiban yang harus dipenuhi. Saat ini, MRT Jakarta sedang dalam proses membangun Stasiun MRT Kota yang akan disertai pembangunan wilayah berkonsep Transit Oriented Development (TOD). TOD bertujuan untuk menunjang dan mengintegrasikan masyarakat, bangunan, ruang publik, dan aktivitas disertai transportasi umum yang layak. Terdapat juga konsep Transit Adjacent Development (TAD) yang dapat didefiniskan sebagai TOD yang kurang layak karena tidak terintegrasinya kawasan dengan pusat transit. Kawasan yang diikutkan dalam penelitian tugas akhir ini adalah kawasan Fatahillah yang didominasi oleh bangunan bersejarah dan museum, serta kawasan Pintu Besar Selatan, Pinangsia, dan Glodok yang didominasi oleh hunian dan pertokoan yang masing-masing berada dalam radius 700 meter dari Stasiun Jakarta Kota sebagai pusat transit.
Tugas akhir ini diawali dengan survei secara langsung dan tidak langsung disertai penyebaran kuesioner kepada para pengunjung kawasan-kawasan tersebut melalui sosial media. Penilaian yang dilakukan mengacu kepada penilaian TOD Standard yang dikeluarkan oleh Institute for Transportation and Development Policy (ITDP), Customer Satisfaction Index (CSI), dan Importance Performance Analysis (IPA). Dari hasil penilaian TOD Standard, diperoleh hasil berupa kawasan Fatahillah, Pintu Besar Selatan, dan Glodok yang mendapat peringkat bronze dari ITDP dan dapat dikategorikan sebagai kawasan TOD, sedangkan kawasan Pinangsia tidak mendapat peringkat apapun dan dapat dikategorikan sebagai kawasan TAD. Selain itu berdasarkan perhitungan Customer Satisfaction Index (CSI) secara keseluruhan mendapatkan nilai sebesar 78% atau dapat dikategorikan sebagai Satisfied. Dari TOD Standard Scoring dan Importance Performance Analysis (IPA) didapatkan beberapa faktor yang sebaiknya dijadikan prioritas dalam pengembangan.
