Abstract
Salah satu upaya yang dilakukan untuk merespons berbagai permasalahan perkotaan, khususnya kemacetan, yaitu dengan melakukan pembangunan hunian yang berlokasi di dekat simpul transportasi publik seperti stasiun commuter line. Upaya tersebut dilakukan karena terdapat hubungan yang erat antara kedekatan lokasi tempat tinggal dengan simpul transportasi publik terhadap keputusan penghuni dalam memilih moda transportasi publik, terutama dalam melakukan perjalanan bekerja. Namun, hubungan tersebut diragukan dalam kasus apartemen Samesta Mahata Margonda karena pihak pengembang tetap menyediakan sarana parkir untuk memfasilitasi para penghuni yang menggunakan kendaraan pribadi. Sehingga, penelitian ini bertujuan untuk mengetahui hubungan kedekatan lokasi tempat tinggal dengan simpul transportasi dengan pemilihan moda perjalanan bekerja dan dampaknya terhadap kualitas hidup penghuni dengan mengambil studi kasus di Apartemen Samesta Mahata Margonda, Kota Depok.
Dalam mencapai tujuan penelitian, digunakan metode deduktif kualitatif-kuantitatif. Karakteristik penghuni yang melakukan perjalanan bekerja diidentifikasi menggunakan metode analisis statistik deskriptif, faktor-faktor yang mempengaruhi pemilihan moda transportasi publik dianalisis menggunakan analisis regresi linear berganda, dan dampak keputusan pemilihan moda transportasi publik terhadap kualitas hidup dianalisis menggunakan analisis konten terarah. Hasil penelitian menunjukan sebagian besar penghuni apartemen Samesta Mahata Margonda lebih memilih melakukan perjalanan bekerja dengan menggunakan moda commuter line (KRL). Dimana, faktor-faktor yang signifikan mempengaruhi keputusan tersebut terdiri dari waktu tempuh perjalanan, jarak perjalanan, biaya perjalanan, keandalan moda commuter line (KRL), serta kemudahan akses menuju stasiun. Keputusan tersebut juga berdampak positif pada sebagian besar aspek kualitas hidup. Namun, masih terdapat gangguan pada kualitas kesehatan fisik, kualitas kesehatan psikologis, dan kualitas tingkat keselamatan karena kondisi moda commuter line (KRL) yang terlalu penuh dan tidak kondusif pada jam-jam sibuk.

One of the efforts made to respond to various urban problems, especially congestion, is to build housing located near public transportation nodes such as commuter line stations. These efforts are made because there is a close relationship between the proximity of residential locations and public transportation nodes to residents' decisions in choosing public transportation modes, especially in traveling to work. However, the relationship is doubtful in the case of Samesta Mahata Margonda apartment because the developer still provides parking facilities to facilitate residents who use private vehicles. Thus, this study aims to determine the relationship between the proximity of residential locations to transportation nodes with the selection of work travel modes and their impact on the quality of life of residents by taking a case study at Samesta Mahata Margonda Apartment, Depok City.
To achieve the research objectives, a deductive qualitative-quantitative method was used. The characteristics of residents who travel to work are identified using descriptive statistical analysis methods, factors that influence the selection of public transportation modes are analyzed using multiple linear regression analysis, and the impact of public transportation mode selection decisions on quality of life is analyzed using directed content analysis. The results showed that most residents of Samesta Mahata Margonda apartment prefer to travel to work using the commuter line (KRL) mode. Where, the factors that significantly influence the decision consist of travel time, travel distance, travel costs, reliability of the commuter line (KRL) mode, and easy access to the station. The decision also has a positive impact on most aspects of quality of life. However, there are still disruptions in the quality of physical health, the quality of psychological health, and the quality of safety levels due to the overcrowded and unfavorable conditions of the commuter line (KRL) mode during peak hours.
