Abstract

Presiden memprioritaskan pembangunan IKN dengan alasan sebagai efisiensi biaya logistik, meningkatkan daya saing negara, menumbuh titik pertumbuhan ekonomi baru, dan konektivitas sosial budaya. Pembangunan IKN akan menggunakan konsep smart forest city, dengan kawasan hijau sebanyak 70%. Konsep net-zero merupakan konsep yang mendukung smart forest city dengan konsep mengurangi konsumsi karbon dan efesiensi energi dalam bangunan. Secara spesifik Indonesia telah mulai menerapkan konsep greenship dalam mendukung konsep Sustainable Devolopment Goals (SDGS). Pembangunan prumahan ASN di IKN menantang perancang untuk menerapkan konsep tersebut.
Penggunaan kerangka kerja force-base dilakukan untuk mengeksplorasi potensi lingkungan dan penekanan elemen berkelanjutan, agar menghasilkan proposal rancangan yang lebih inovatif. Dimulai dengan pengumpulan data lahan, peraturan, RKS bagunan IKN, pengumpulan data iklim dan lingkungan, serta preseden berbasis teknologi hijau. Analisis preseden, konteks, budaya, dan keperluan mendapatkan kriteria rancang utama berupa: bentuk dan arah bangunan terhadap arah angin, sistem struktur fleksibel terhadap lahan, teknologi hijau, dan kenyamanan termal.
Hasil rancangan desain bersadarkan teori mewujudkan rumah susun ASN di IKN yang menggunakan material ramah lingkungan, layout yang berbasis smart forest, menunjang dan mensuport greenship. Rumah susun terbentuk dengan menyesuaikan Rencana Kerja dan Syarat-syarat (RKS) bangunan IKN. Bangunan yang dirancang merupakan bangunan negara dengan tujuan memfasilitasi pejabat eselon 2 dan 3 dengan bentuk sebagai hunian vertikal
The President prioritized the development of the IKN on the grounds of logistics cost efficiency, increasing the country's competitiveness, growing new economic growth points, and socio-cultural connectivity. The development of the IKN will use the concept of a smart forest city, with 70% green area. The net-zero concept is a concept that supports smart forest cities with the concept of reducing carbon consumption and energy efficiency in buildings. Specifically, Indonesia has begun to implement the concept of greenship in supporting the concept of Sustainable Development Goals (SDGs). The construction of ASN housing in IKN challenges designers to implement this concept.
The use of force-based frameworks is carried out to explore the potential of the environment and the emphasis on sustainable elements, in order to produce more innovative design proposals. Starting with the collection of land data, regulations, RKS of IKN buildings, collection of climate and environmental data, and precedents based on green technology. Analysis of precedents, contexts, cultures, and needs obtained the main design criteria in the form of: the shape and direction of the building to the wind direction, the flexible structural system to the land, green technology, and thermal comfort.
The results of the design are based on the theory of realizing ASN flats in IKN that use environmentally friendly materials, smart forest-based layouts, supporting and supporting greenship. Flats are formed by adjusting the Work Plan and Conditions (RKS) of the IKN building. The designed building is a state building with the aim of facilitating echelon 2 and 3 officials in the form of vertical residences.
