Abstract

Housing career adalah serangkaian tempat tinggal yang ditempati oleh sebuah rumah tangga selama masa hidup. Hal ini mencakup kepindahan yang didorong oleh kepuasan berhuni pada hunian saat ini dan preferensi selanjutnya. Apartemen sebagai pilihan berhuni yang bisa menjadi solusi masalah perkotaan nyatanya masih kurang diminati oleh masyarakat Indonesia. Rata-rata absorption rate dan vacancy rate apartemen menengah ke bawah di Kota Surabaya menunjukkan permintaan unit yang tinggi diiringi persentase unit kosong yang tinggi pula. Kondisi ini mendukung anggapan apartemen sebagai transisi menuju hunian tapak karena masih adanya keraguan untuk tinggal dalam jangka panjang. Kurang terpenuhinya kebutuhan dan aspirasi penghuni menimbulkan ketidakpuasan yang dapat mendorong intensi berpindah ke hunian yang dipreferensikan. Penelitian ini berusaha mengetahui housing career penghuni apartemen kelas menengah ke bawah di Kota Surabaya dengan mengeksplorasi tingkat kepuasan, intensi berpindah, dan perubahan preferensi mereka. Ruang lingkup penelitian akan mencakup 41 apartemen kelas menengah ke bawah (harga unit antara 175 juta hingga 2,03 milyar rupiah) yang tersebar di Surabaya.
Penelitian dimulai dengan menganalisis tingkat kepuasan penghuni menggunakan metode analisis statistik deskriptif dimana Penghuni apartemen kelas menengah ke bawah di Kota Surabaya umumnya merasa puas dengan memberi rata-rata skor sebesar 3.90. Temuan tersebut kemudian diolah melalui metode analisis SEM-PLS untuk menganalisis hubungan tingkat kepuasan penghuni terhadap intensi untuk berpindah. Tingkat kepuasan berhuni secara umum berpengaruh signifikan terhadap intensi mereka untuk berpindah, namun tidak secara mutlak dengan tingkat akurasi model 76.4% atau kuat. Tingkat kepuasan berhuni pada aspek Kualitas Unit, aspek Fasilitas Apartemen, aspek Aksesibilitas, dan aspek Kualitas Lingkungan Sekitar apartemen menengah ke bawah di Kota Surabaya berpengaruh secara negatif terhadap intensi berpindah. Dengan metode analisis konten sumatif, ditemui preferensi hunian dari penghuni dengan intensi berpindah yang didominasi oleh jenis rumah tapak, lokasi di pinggiran kota, berstatus hak milik, dan harga yang lebih mahal dari hunian saat ini. Housing career penghuni dipengaruhi oleh ketidakpuasan dari hunian yang ditinggali saat ini disertai dengan pertimbangan housing life-cycle, kemampuan finansial, dan nilai ekonomi hunian. Keseluruhan proses penelitian diharapkan mampu memperbarui penelitian sebelumnya terkait housing career dan memberi wawasan baru terkait alasan di balik rendahnya minat penghuni apartemen.

Housing career refers to series of dwellings occupied by a household over a lifetime. This includes moves driven by residential satisfaction in the current residence and subsequent preferences. Apartments as a housing option that can solve urban problems are in fact still less attractive to Indonesians. The average absorption rate and vacancy rate of middle-lower class apartments in Surabaya City shows high demand but also high number of vacant units. This condition supports the notion of apartments as a transition to landed housing because there is still doubt in the residents of the apartment unit to stay in the long term. The lack of fulfillment of the needs and aspirations of apartment residents leads to housing dissatisfaction which can encourage the intention to move to a preferred house. This study seeks to determine the housing career of residents of lower-middle class apartments in Surabaya City by exploring their level of satisfaction, intention to move, and changes in preferences. The scope of the study will cover 41 lower-middle-class apartments (unit price ranging from 175 million to 2.03 billion rupiah) spread across Surabaya and is limited only to changes in the preferences of residents who have the intention to move.
The research began by analyzing the level of housing satisfaction using descriptive statistical analysis method. Residents of lower-middle class apartments in Surabaya City are generally satisfied when living in their current apartment units by giving an average score of 3.90. The findings were then processed through the SEM-PLS analysis method to analyze the relationship between housing satisfaction level and intention to move. The level of housing satisfaction generally has a significant effect on their intention to move, but not absolutely with a model accuracy level that reaches 76.4% or strong. Unit Quality, Apartment Facilities, Accessibility, and Neighborhood Quality aspects in lower-middle class apartments in Surabaya City were proven affect the intention to move. With summative content analysis method, it is found that housing preferences of residents with the intention to move are dominated by landed house, in the inner urban, privately-owned status, and prices that are more expensive than the current residence. Residents' housing career is influenced by dissatisfaction with the current residence accompanied by housing life-cycle considerations, financial capability, and the economic value of the residence. The whole research process is expected to be able to update previous research related to housing career in Indonesia and provide new insights into the reasons behind the low interest of apartment residents.
