Abstract
Proyek perumahan klaster N Grand City Balikpapan merupakan perumahan yang dibangun untuk mendukung pembangunan wilayah di sekitar Ibukota Nusantara (IKN) terutama wilayah Kota Balikpapan. Proyek ini direncanakan akan dibangun 250 unit rumah dan sebuah water treatment plant (WTP) yang memiliki beda elevasi tinggi sebesar + 12 meter karena adanya lereng diantaranya. Lereng ditahan oleh dinding penahan tanah (DPT) memanjang 150 m. DPT yang digunakan bertipe cantilever retaining wall - counterfort tinggi 4 meter. Namun terjadi kegagalan dimana DPT patah dan menyebabkan terjadinya kelongsoran pada lereng dibelakangnya. Kegagalan DPT untuk menahan lereng membahayakan keselamatan pekerja konstruksi dan menghambat pembangunan. Dari permasalahan tersebut perlu diketahui penyebab dari terjadinya kegagalan dan perencanaan alternatif permanen yang aman dan efisien serta solusi sementara. Pada studi ini alternatif direncanakan berdasarkan hasil analisis stabilitas dengan kondisi muka air rendah dan tinggi serta asumsi cracked soil. Berdasarkan hasil evaluasi, diketahui bahwa penyebab utama kelongsoran adalah kapasitas struktur yang tidak mencukupi ketika kondisi naiknya muka air tanah yang memberikan tekanan tambahan ke DPT. Maka solusi sementara yang dapat diterapkan adalah dengan dilakukan pemompaan air tanah keluar saat terjadi hujan dengan 2 pompa yang terhubung ke sumur-sumur yang dibuat sedalam 5,8 meter yang berdiameter 30 cm dan berjarak setiap 6 meter. Sementara alternatif permanen yang direncanakan yaitu menggunakan turap bebas atau turap berjangkar dengan sistem subdrain. Hasilnya dari perencanaan alternatif didapatkan pilihan alternatif yang aman dan dapat diimplementasikan serta efisien yaitu turap bebas bored pile berdiameter 800 mm dengan panjang total 13 meter dengan sistem subdrain yang berjarak setiap 6 meter dan total harga sebesar Rp11.409.243.000,00.

The N Grand City Balikpapan cluster housing project is housing built to support the development of the area around the Nusantara Capital City (IKN), especially the Balikpapan City area. This project is planned to build 250 housing units and a water treatment plant (WTP) which has a height difference of + 12 meters due to the slopes in between. The slope is held by a soil retaining wall (DPT) along 150 m. The DPT used is a cantilever retaining wall type - counterfort with a height of 4 meters. However, there was a failure where the DPT broke and caused a landslide on the slope behind it. The failure of the DPT to hold the slope endangers the safety of construction workers and hinders development. From these problems, it is necessary to know the causes of failures and the planning of safe and efficient permanent alternatives as well as temporary solutions. In this study, alternatives are planned based on the results of stability analysis with low and high water level conditions and the assumption of cracked soil. Based on the results of the evaluation, it is known that the main cause of the landslide is insufficient structural capacity when the groundwater level rises which exerts additional pressure on the DPT. So, the temporary solution that can be applied is to pump groundwater out when it rains with 2 pumps connected to wells made 5.8 meters deep with a diameter of 30 cm and a distance of every 6 meters. Meanwhile, the planned permanent alternative is to use free pavement or anchored pavement with a subdrain system. As a result of alternative planning, a safe and implementable and efficient alternative option was obtained, namely a bored pile-free pavement with a diameter of 800 mm with a total length of 13 meters with a subdrain system that is spaced every 6 meters and a total price of Rp11,409,243,000.00.
