Abstract

Sebagaimana telah kita ketahui bersama bahwa pengelolaan proyek konstruksi mempunyai banyak permasalahan dan tantangan yang disebabkan beberapa faktor diantaranya adalah klaim karena ketidaksesuaian kondisi aktual di lapangan dengan klausul yang tertera dalam kontrak. Kesalahan dalam penangangan klaim dapat menyebabkan kerugian finansial bagi perusahaan berupa pemborosan penggunaan anggaran investasi, oleh karena itu diperlukan adanya metode pengelolaan klaim yang baik agar proyek dapat diselesaikan tepat waktu, tepat mutu dan tepat biaya. Penelitian ini dilakukan untuk mengembangkan metode penanganan klaim dalam pengelolaan proyek di PT PLN (Persero) UIP Maluku Papua menggunakan integrasi Building Information Modeling (BIM) dan metode Cost Benefit Analysis (CBA). Selain itu, untuk menampilkan hasil integrasi BIM-CBA dibuat simulasi penanganan klaim pada proyek PLTMG di lingkungan PT PLN (Persero). Penelitian ini dilakukan menggunakan metode Focus Group Discussion (FGD) dengan melibatkan expert untuk validasi model yang diusulkan. Hasil penelitian berupa model konseptual integrasi BIM-CBA disimulasikan dalam bentuk dashboard interaktif. Terdapat 3 alternatif dashboard yang diusulkan, dengan alternatif ketiga terpilih sebagai model yang paling sesuai untuk di implementasikan. Rekomendasi dari hasil penelitian meliputi diperlukannya pengembangan kapasitas SDM melalui pelatihan teknis BIM-CBA, penyusunan regulasi internal yang mendukung penerapan metode BIM-CBA, serta perluasan penerapan metode pada proyek sejenis di lingkungan perusahaan.

As is widely recognized, the management of construction projects faces numerous problems and challenges caused by various factors, one of which is claims arising from discrepancies between actual field conditions and the clauses stated in the contract. Improper claim management can lead to financial losses for the company in the form of wasted investment budgets. Therefore, an effective claim management method is essential to ensure that projects are completed on time, within budget, and with the required quality standards. This study aims to develop a claim management method for project implementation at PT PLN (Persero) UIP Maluku Papua through the integration of Building Information Modeling (BIM) and the Cost-Benefit Analysis (CBA) method. Furthermore, to demonstrate the results of the BIM–CBA integration, a claim management simulation was conducted on the PLTMG project within PT PLN (Persero). The research employed the Focus Group Discussion (FGD) method by involving experts to validate the proposed model. The outcome of this study is a conceptual BIM–CBA integration model presented in the form of an interactive dashboard simulation. Three alternative dashboards were proposed, with the third alternative selected as the most suitable model for implementation. Recommendations from the study include the need for human resource capacity development through BIM–CBA technical training, the formulation of internal regulations to support BIM–CBA implementation, and the expansion of this method’s application to similar projects within the company.
