Abstract
Perubahan iklim global mendorong efisiensi energi pada sektor bangunan yang menyumbang 60% konsumsi listrik global dan 15% emisi CO₂, dengan sistem HVAC sebagai kontributor utama. Retrofitting selubung bangunan menjadi strategi efektif untuk mengurangi perpindahan panas, meningkatkan kenyamanan termal, dan menekan konsumsi energi. Pemilihan material insulasi yang tepat memerlukan pertimbangan multikriteria, seperti aspek termal, lingkungan, keamanan, dan ekonomi. Penelitian ini mengintegrasikan metode AHP-TOPSIS untuk menentukan alternatif material insulasi terbaik, serta mengevaluasi dampaknya melalui simulasi Computational Fluid Dynamics (CFD) dan analisis biaya-manfaat (cost-benefit analysis). Studi kasus dilakukan pada bangunan Tomoro Coffee di Jombang. Hasil menunjukkan bahwa rock wool merupakan alternatif paling optimal, menurunkan temperatur rata-rata ruang hingga 7,73%, serta menghasilkan NPV sebesar Rp103.113.140, BCR 4,419, payback period 0,806 tahun, dan IRR 9,66%. Dengan demikian, pendekatan terintegrasi AHP-TOPSIS dan CBA terbukti efektif dalam mendukung pengambilan keputusan retrofit bangunan secara objektif dan berkelanjutan.

Global climate change drives the need for energy efficiency, particularly in the building sector, which accounts for 60% of global electricity consumption and 15% of CO₂ emissions, with HVAC systems as the primary contributor. Retrofitting building envelopes is an effective strategy to reduce heat transfer, enhance thermal comfort, and lower energy usage. Selecting appropriate insulation materials requires multi-criteria considerations, including thermal, environmental, safety, and economic aspects. This study integrates the AHP-TOPSIS method to determine the optimal insulation material and evaluates its impact through Computational Fluid Dynamics (CFD) simulations and cost-benefit analysis (CBA). A case study was conducted on the Tomoro Coffee building in Jombang. Results indicate that rock wool is the most optimal alternative, reducing average indoor temperatures by up to 7.73%, and yielding a positive NPV of Rp Rp103,113,140.00, a BCR of 4.419, a payback period of 0.806 years, and an IRR of 9.66%. These findings demonstrate that the integrated AHP-TOPSIS and CBA approach is effective in supporting objective and sustainable decision-making for building retrofit strategies.
