Abstract

Generasi Z di Indonesia menghadapi tantangan dalam memiliki hunian akibat harga properti yang tinggi dan keterbatasan lahan di wilayah perkotaan. Konsep Tiny House berukuran 20–25 m² dengan pendekatan sistem kluster hadir sebagai solusi alternatif yang menawarkan efisiensi ruang, keterjangkauan, keberlanjutan, dan penguatan nilai sosial. Penelitian ini bertujuan merumuskan kriteria desain Tiny House sistem kluster yang sesuai dengan preferensi Generasi Z melalui pendekatan Design Thinking. Metodologi penelitian terdiri dari lima tahap: empathize, define, ideate, prototype, dan test, dengan data dikumpulkan melalui survei kuesioner terhadap Generasi Z di Indonesia. Hasil penelitian berupa rumusan kriteria desain yang divisualisasikan secara konseptual dalam bentuk denah dan model tiga dimensi (3D) dasar, kemudian diuji melalui kuesioner evaluasi terhadap responden yang sama. Penelitian ini diharapkan memberikan kontribusi terhadap pengembangan desain hunian alternatif yang adaptif dan relevan dengan kebutuhan generasi muda urban Indonesia.

Generation Z in Indonesia faces challenges in homeownership due to high property prices and limited land availability in urban areas. The concept of a 20–25 m² Tiny House with a cluster system approach is proposed as an alternative solution that offers spatial efficiency, affordability, sustainability, and the reinforcement of social values. This study aims to formulate design criteria for a cluster-based Tiny House that align with Generation Z’s preferences using a Design Thinking approach. The research methodology comprises five stages: empathize, define, ideate, prototype, and test, with data collected through a questionnaire survey involving Generation Z in Indonesia. The results of the study consist of a set of design criteria that are conceptually visualized through a floor plan and a basic three-dimensional (3D) model, and evaluated using a follow-up questionnaire involving the same respondents. This research is expected to contribute to the development of alternative housing designs that are adaptive and relevant to the needs of Indonesia’s young urban generation.
