Abstract

Wilayah perkotaan merupakan sistem yang kompleks dan dinamis, akan terus berkembang seiring berjalannya waktu. Pesatnya perkembangan kota menuntut adaptasi suatu wilayah untuk dapat mengikuti perkembangan tersebut. Salah satu penurunan kualitas wilayah disebabkan oleh pertumbuhan penduduk yang tinggi sehingga menyebabkan zonasi kawasan yang kurang tertata serta aksesibilitas yang semakin sempit dikarenakan kebutuhan ruang yang semakin meningkat, berbanding terbalik dengan ketersediaan infrastruktur. Kampung Sanan di Kota Malang sebagai sentra produksi tempe dan keripik tempe, menyimpan potensi wisata berbasis produktivitas. Namun terdapat tantangan datang dari tata ruang dan aksesibilitas dari rumah produksi yang tersebar tanpa infrastruktur pendukung yang memadai. Salah satu cara mengatasi fenomena tersebut yaitu dengan dilakukannya urban regeneration untuk memperbaiki aspek fisik dan lingkungan dengan mempertimbangkan aspek sosial dan ekonomi. Menggunakan pendekatan reblocking dengan penataan kembali pola spasial sistem existing antara area produktif dengan area hunian yang berupaya menghadirkan lingkungan yang lebih efisien dan sehat. Studi ini bertujuan untuk mengembangkan rancangan kawasan yang selaras dengan kebutuhan warga untuk menghadapi tantangan urban serta mempertahankan struktur ekonomi yang telah berlangsung sebelumnya.

Urban areas are complex and dynamic systems that continuously evolve over time. Rapid urban development demands that existing areas adapt in order to keep pace with the changes. One of the contributing factors to the decline in urban quality is high population growth, which often leads to poorly organized zoning and increasingly limited accessibility, as rising spatial demands are not matched by adequate infrastructure. Kampung Sanan, as a tempe production hub in Malang City, holds strong potential as a productivity-based tourism destination. However, challenges arise from the spatial arrangement and accessibility of production houses, which are dispersed throughout the area without sufficient supporting infrastructure. One approach to address this issue is through Urban Regeneration, aiming to improve the physical and environmental conditions of the area while taking into account social and economic aspects. This study employs a reblocking strategy—reorganizing the spatial layout between productive and residential areas—to create a healthier and more efficient living environment. This project aims to develop a site design that aligns with residents’ needs in facing urban challenges, while preserving the existing local economic structure that has sustained the community over time.
