Abstract

Permasalahan yang dihadapi dalam pembangunan Tower 3 ITS adalah kualitas pengecoran struktur pelat lantai dengan metode konvensional (cast in situ) yang kurang memenuhi standar mutu, seperti adanya beton keropos dan tulangan terekspos akibat kesalahan teknis di lapangan. Hal ini menyebabkan penurunan umur struktur serta menimbulkan potensi pembengkakan biaya dan keterlambatan waktu proyek akibat pekerjaan tambahan yang harus dilakukan untuk memperbaiki hasil pengecoran.Sebagai solusi dari permasalahan tersebut, penelitian ini mengusulkan penggunaan metode beton pracetak jenis Hollow Core Slab (HCS) sebagai alternatif pengganti pelat konvensional. Hollow Core Slab dinilai memiliki keunggulan dari sisi mutu, kecepatan pemasangan, serta efisiensi tenaga kerja dan material karena tidak memerlukan bekisting dan tidak terpengaruh oleh cuaca saat fabrikasi. Selain itu, metode ini diharapkan dapat mengurangi waste material di lapangan.Metode yang digunakan dalam tugas akhir ini meliputi studi literatur, pengumpulan data primer dan sekunder, perhitungan volume pekerjaan, waktu pelaksanaan, serta analisis biaya dan waste material dari kedua metode (konvensional dan Hollow Core Slab). Data kemudian diolah menggunakan software penjadwalan proyek dan analisis produktivitas alat berat untuk mendapatkan hasil perbandingan yang akurat.Hasil penelitian didapat yaitu dan biaya langsung pekerjaan dibandingkan metode konvensional. Untuk pengerjaan bangunan dengan menggunakan konvensional atau cast in-situ menghabiskan waktu selama 315 hari sedangkan Hollow Core Slab menghabiskan waktu selama 307 hari dengan deviasi didapat sebesar 2,56%. Sedangkan untuk biaya plat konvensional didapat sebesar Rp. 22.298.445.817,84, sedangkan Hollow Core Slab menghabiskan biaya sebesar Rp. 22.960.906.082,31 dengan deviasi sebesar 2,89%. Waste Material pembesian pada semua pekerjaan pembesian didapat sepanjang 97.383,245 m dengan berat 159.381,023 Kg. Waste Material bekisting pada semua pekerjaan bekisting didapat hasil sebesar 1.325,165 m2, sedangkan untuk Waste Material Cor pada semua pekerjaan pengecoran didapat sebesar 498,512 m3.

The problem encountered in the construction of Tower 3 ITS is the quality of floor slab casting using conventional methods (cast in situ) that does not meet quality standards, such as porous concrete and exposed reinforcement due to technical errors in the field. This causes a reduction in the life of the structure and potential cost overruns and project delays due to additional work that must be done to repair the casting results. As a solution to these issues, this study proposes the use of precast concrete Hollow Core Slab (HCS) as an alternative to conventional slabs. HCS is considered to have advantages in terms of quality, installation speed, and labor and material efficiency, as it does not require formwork and is not affected by weather conditions during fabrication. Additionally, this method is expected to reduce material waste on-site. The methods used in this thesis include literature review, collection of primary and secondary data, calculation of work volume, implementation time, and analysis of costs and material waste from both methods (conventional and HCS). The data was then processed using project scheduling software and heavy equipment productivity analysis to obtain accurate comparison results. The research results show that the direct costs of the work are lower compared to the conventional method. For building construction using the conventional or cast-in-place method, it takes 315 days, while the Hollow Core Slab method takes 307 days, with a deviation of 2,56%. The cost for the conventional slab was Rp 22.298.445.817,84while the Hollow Core Slab incurred a cost of Rp. 22.960.906.082,31, with a deviation of 2,89%. Waste material from reinforcement bars in conventional slabs has a volume of 5,551.405 kg, while Hollow Core Slabs have a volume of 885.756 kg. W Waste material from all reinforcement work amounted to 97,383.245 m with a weight of 159,381.023 kg. Waste material from all formwork work amounted to 1,325.165 m2, while waste material from all casting work amounted to 498.512 m3.
