Abstract
Desain rumah tinggal mewah saat ini tidak hanya menuntut keindahan visual, tetapi juga kenyamanan termal, efisiensi energi, serta keberlanjutan jangka panjang. Tulisan ini mengulas proses perancangan dua rumah tinggal modern tropis mewah di kawasan urban Indonesia, yang masing-masing memiliki pendekatan desain berbasis konteks tapak, kebutuhan pengguna, serta prinsip arsitektur berkelanjutan. Gaya modern tropis dipilih karena kemampuannya beradaptasi dengan iklim lembap-panas, serta potensi estetikanya yang bersih, elegan, dan tetap menyatu dengan alam.
Fokus perancangan melibatkan penggunaan material seperti beton ekspos, kayu tropis, dan kaca berukuran besar untuk menciptakan hubungan visual dan fungsional antara ruang dalam dan luar. Tata letak massa bangunan dirancang berdasarkan orientasi matahari dan arah angin dominan untuk memaksimalkan pencahayaan alami dan ventilasi silang. Ruang-ruang transisi seperti inner court, teras, dan kolam pantul menjadi elemen penghubung antara fungsi ruang, sekaligus memberi pengalaman ruang yang sejuk dan berlapis.
Kedua rumah dirancang berdasarkan kebutuhan spesifik pengguna—baik dari segi jumlah penghuni, aktivitas, hingga nilai-nilai personal—dengan tetap mempertimbangkan aspek fleksibilitas, privasi, dan keberlanjutan. Proses ini disusun melalui tahapan yang sistematis mulai dari analisis tapak, studi kebutuhan ruang, skematik, pengembangan desain, hingga pengawasan teknis. Desain juga mengikuti 13 Kompetensi Arsitek yang ditetapkan oleh Ikatan Arsitek Indonesia (IAI), termasuk kompetensi dalam pemahaman peraturan, teknis bangunan, tanggung jawab etik, hingga komunikasi dan manajemen proyek.
Dengan mengintegrasikan pendekatan profesional dan desain berbasis iklim, hasil rancangan tidak hanya menghasilkan rumah tinggal yang nyaman dan estetis, tetapi juga efisien, adaptif terhadap perubahan kebutuhan masa depan, serta selaras dengan prinsip arsitektur tropis yang kontekstual.

Luxury residential design today requires not only visual aesthetics, but also thermal comfort, energy efficiency, and long-term sustainability. This paper discusses the design process of two modern tropical luxury houses located in an urban Indonesian setting, both developed with a contextual, user-oriented, and environmentally conscious approach. The modern tropical style was chosen for its compatibility with hot-humid climates, offering clean, elegant aesthetics while maintaining a connection to nature.
The design emphasizes the use of exposed concrete, tropical wood, and large glass panels to create a seamless relationship between indoor and outdoor spaces. Building massing is optimized based on sun orientation and prevailing wind directions, maximizing natural lighting and cross-ventilation. Transitional elements—such as inner courtyards, terraces, and reflecting pools—support spatial hierarchy while enhancing thermal performance and spatial experience.
Each house is designed according to specific user needs—including number of occupants, daily activities, and personal values—while maintaining spatial flexibility, privacy, and sustainability. The process follows systematic stages: site analysis, spatial programming, schematic and detailed design, technical coordination, and construction supervision. The design is developed in line with the 13 Core Competencies set by the Indonesian Institute of Architects (IAI), including understanding of building regulations, technical expertise, ethical responsibility, communication, and project management.
By integrating professional practice standards and climate-responsive design strategies, the resulting architecture provides not only visually elegant homes, but also efficient, adaptable, and sustainable living environments aligned with the principles of tropical contextual architecture.
