Abstract

Perancangan ini berfokus pada rekonstruksi pentingnya Cost-Benefit dalam penerapan Bangunan Hijau serta Architectural Beauty. Tujuan perancangan dilatarbelakangi oleh persepsi umum bahwa implementasi bangunan hijau terkendala oleh anggapan biaya investasi awal yang terlalu tinggi dengan manfaat ekonomi yang tidak sebanding. Seperti yang diidentifikasi dalam kajian literatur, faktor biaya yang besar serta rendahnya atensi publik menjadi penghambat utama dalam penerapan konsep ini di Indonesia. Hingga saat ini, baru sekitar 60 bangunan yang tersertifikasi Greenship oleh GBC Indonesia, yang mengindikasikan adanya keengganan dari para pelaku industri untuk berinvestasi pada arsitektur berkelanjutan. Begitu pula dengan Architectural Beauty, bangunan kontemporer cenderung lebih berpatokan pada basis finansial (money-based) daripada desain yang lebih inklusif dan estetis. Hal ini sejalan dengan argumen yang menyatakan bahwa estetika seringkali tidak dipandang sebagai sebuah value yang memiliki cost-benefit terukur. Padahal, seperti yang dijelaskan dalam tinjauan pustaka, kualitas estetika lingkungan merupakan salah satu pilar keberlanjutan sosial dan mampu mempengaruhi kualitas hidup manusia. Rendahnya penerapan kedua aspek ini mencerminkan tren keberlanjutan yang masih rendah di era modern, yang dibuktikan dengan Organizational-Behaviour manusia saat ini yang cenderung kapitalis serta berorientasi pada profit/tujuan (profit/goal-oriented), sebuah perilaku yang dijelaskan oleh Frederic Laloux sebagai karakteristik "Orange Organization". Dengan menggunakan metode perhitungan Cost-Benefit seperti CBAM (Cost-Benefit Analysis Methods) , perancangan ini mengukur dan mengimplementasikan kriteria Bangunan Hijau yang berpatokan pada Greenship 1.2 2014 dan kriteria Architectural Beauty yang terdiri dari 6 aspek nilai kompleks yaitu Economic, Creativeness, Social, Environmental, Civic, dan Cultural Value yang berdasarkan usulan Forte, .(g Metode ini diimplementasikan sebagai studi kasus pada perancangan "Kalimas Central Business Park" di Surabaya, sebuah lokasi yang dipilih berdasarkan analisis kepadatan populasi, potensi ekonomi, dan tingkat emisi karbon. Hasil akhir dari perancangan ini adalah sebuah bangunan dual-highrise untuk fungsi kantor serta konsep ritel terbuka (mixed-use open retail concept) yang mencakup fasilitas ritel, restoran, hotel, dan ruang publik, di mana semua aspek Cost-Benefit, Bangunan Hijau, hingga Architectural Beauty diterapkan secara terintegrasi.

This design focuses on reconstructing the importance of Cost-Benefit in the implementation of Green Buildings and Architectural Beauty. The design objective is motivated by the general perception that the implementation of green buildings is hampered by the perceived high initial investment costs compared to disproportionate economic benefits. As identified in the literature review, the high cost factor and low public attention are the main obstacles in the implementation of this concept in Indonesia. To date, only around 60 buildings have been Greenship certified by GBC Indonesia, indicating a reluctance from industry players to invest in sustainable architecture. Similarly, with Architectural Beauty, contemporary buildings tend to be more financially based (money-based) than more inclusive and aesthetic designs. This is in line with the argument that aesthetics is often not seen as a value with measurable cost-benefit. However, as explained in the literature review, the aesthetic quality of the environment is one of the pillars of social sustainability and can affect the quality of human life. The low level of implementation of these two aspects reflects the trend of sustainability which is still low in the modern era, as evidenced by the current human Organizational-Behavior which tends to be capitalist and profit/goal-oriented, a behavior described by Frederic Laloux as the characteristics of an "Orange Organization". By using Cost-Benefit calculation methods such as CBAM (Cost-Benefit Analysis Methods), this design measures and implements Green Building criteria based on Greenship 1.2 2014 and Architectural Beauty criteria consisting of 6 complex value aspects, namely Economic, Creativeness, Social, Environmental, Civic, and Cultural Value based on Forte's proposal. (g This method is implemented as a case study in the design of "Kalimas Central Business Park" in Surabaya, a location selected based on an analysis of population density, economic potential, and carbon emission levels. The final result of this design is a dual-highrise building for office functions and an open retail concept (mixed-use open retail concept) that includes retail facilities, restaurants, hotels, and public spaces, where all aspects of Cost-Benefit, Green Building, to Architectural Beauty are implemented in an integrated manner.
