Abstract

Proyek Pertokoan Kranji Bekasi memerlukan biaya yang tidak sedikit. Perlu dilakukan analisa finansial untuk mengetahui kelayakan pembangunannya. Dengam demikian dapat diketahui apakah biaya yang dikeluarkan sebanding dengan pendapatan yang diperoleh. Tugas akhir ini akan menganalisa kelayakan Proyek Pembangunan Pertokoan Kranji Bekasi tersebut berdasarkan aspek finansial. Analisa finansial dilakukan dengan metode Net Present Value (NPV), Internal Rate Return (IRR), dan Payback Periode (PP). Analisa dilakukan berdasarkan masa investasi 25 tahun dan MARR 14%. Dari hasil analisa diperoleh nilai NPV Rp 4,843,999,490.72, IRR 21 .68 % dan Payback Periode 8 tahun. Dengan demikian Proyek Pembangunan Pertokoan Kranji Bekasi tersebut layak dari aspek finansial. Dari analisa sensivitas didapat nilai NPV sama dengan nol ditemukan jika harga jual diturunan 30.8% dari harga jual semula dan jika unit terjual diturunkan 30.8% dari unit terjual semula

The Kranji Bekasi Shopping Center Project requires a significant amount of capital. A financial analysis is necessary to determine the feasibility of its construction. This will determine whether the costs incurred are commensurate with the revenue generated. This final project will analyze the feasibility of the Kranji Bekasi Shopping Center Development Project based on financial aspects. The financial analysis was conducted using the Net Present Value (NPV), Internal Rate of Return (IRR), and Payback Period (PP) methods. The analysis was conducted based on a 25-year investment period and a MARR of 14%. The analysis results obtained an NPV value of Rp 4,843,999,490.72, an IRR of 21.68%, and a Payback Period of 8 years. Thus, the Kranji Bekasi Shopping Center Development Project is financially feasible. From the sensitivity analysis, the NPV value is equal to zero if the selling price is reduced by 30.8% from the original selling price and if the units sold are reduced by 30.8% from the original units sold
