Abstract
Studi mengenai perumahan sering mendudukkan hunian sebagai komoditas sehingga diskusi lebih fokus pada proses produksi, konsumsi, dan pemasaran hunian. Studi tersebut cenderung mengabaikan pengalaman dan persepsi pengguna terhadap hunian. Oleh karena itu, preferensi hunian sering diidentifikasi dengan pendekatan tradisional dimana aspek hunian dianalisis secara kuantitatif. Informasi yang diperoleh berupa riset pasar yang bersifat general dan berorientasi pasokan produk yang tidak mengungkap kompleksitas interaksi resiprokal antara manusia dengan hunian. Padahal, hunian terikat dengan makna yang tercipta melalui aktivitas manusia di dalamnya dan penting untuk dipahami secara kualitatif dengan pendekatan yang berorientasi pengguna. Penelitian ini menggunakan strategi kualitatif dengan pendekatan fenomenologi untuk merumuskan preferensi hunian dengan teori affordance yang memahami bagaimana manusia menggunakan hunian. Teknik prompted journaling, sketsa, auto-photography, serta wawancara mendalam digunakan untuk mengidentifikasi affordance untuk merumuskan preferensi hunian. Generasi Z dipilih sebagai partisipan karena memasuki tahap awal dari housing career. Seluruh partisipan tinggal di hunian tapak milik orang tua untuk menyetarakan tahap siklus kehidupan dan lingkungan hunian. Penelitian ini menunjukkan Generasi Z memahami dan menggunakan affordance dalam hunian bagi aktivitas mereka secara fleksibel dengan kondisi perceptible, hidden, dan false affordance yang beragam. Rumusan preferensi hunian menunjukkan Generasi Z mengutamakan konsep fungsionalitas, suasana, dan personalisasi yang diwujudkan melalui pemilihan hunian, rancangan konfigurasi ruang, serta pemilihan dan penataan atribut yang sesuai.

Housing studies often place housing as commodities, leading the discussion to focus more on the process of production, consumption, and marketing of housing. Those studies tend to overlook the residents' experiences and perception. Thus, housing preferences are identified with the traditional approach, where residential aspects are analyzed quantitatively. This approach results in general information of market research which is product-supply-oriented. The result do not reveal the complexity of reciprocal interactions between humans and dwellings. On the other hand, dwellings are intertwined with meanings created through activities, which is essential to be understood qualitatively with a user-oriented approach. This study uses a qualitative-phenomenology approach to formulate housing preferences using affordance theory by understanding the use of space. The research methods are prompted journaling, sketching, auto-photography, and in-depth interviews to identify affordances and to formulate housing preferences. Generation Z is chosen as participants who start their early stage of housing career. All selected participants live in their parents' landed houses who have the same life cycle stage and dwelling environment. This study shows that Generation Z perceives and uses affordance in the dwelling for their activities with flexible ways of various affordance contidions (perceptible, hidden, and false affordance). The identification of housing preferences reveals that Generation Z prioritizes the concepts of functionality, ambience, and personalization, expressed through dwelling choice, space configuration, and also choice and arrangement of attributes.
