Abstract
Pembangunan infrastruktur dan industri, termasuk Proyek Pabrik Sereal di Perusahaan XYZ, menghadapi tantangan untuk menyeimbangkan efisiensi biaya proyek dengan tanggung jawab lingkungan. Penelitian ini bertujuan untuk mengimplementasikan dan mengintegrasikan metode Green Value Engineering (GVE) dan Life Cycle Assessment (LCA) guna mengoptimalkan fungsi, biaya, dan dampak lingkungan pada proyek pembangunan tersebut. GVE digunakan untuk mengidentifikasi dan mengembangkan alternatif desain yang menghasilkan nilai terbaik dengan mempertimbangkan aspek keberlanjutan, digunakan untuk mengkuantifikasi dan membandingkan beban lingkungan (terutama CO2 emission) dari desain eksisting dan alternatif GVE sepanjang siklus hidup bangunan (dari cradle-to-gate). Metode penelitian ini melibatkan enam tahap GVE Job Plan dan empat tahap standar LCA (ISO 14040/14044). Komponen proyek yang dianalisis difokuskan pada area dengan biaya tinggi dan potensi dampak lingkungan yang signifikan, seperti pekerjaan struktur beton dan sistem utilitas. Hasil penelitian menunjukkan bahwa implementasi GVE berhasil penggantian material struktur beton konvensional dengan beton pracetak dan optimalisasi sistem pencahayaan dengan LED berdaya rendah, memberikan peningkatan nilai fungsional. Dari aspek ekonomi, alternatif ini menghasilkan penghematan biaya konstruksi awal sebesar 10.10% tanpa mengurangi fungsi utama bangunan. Lebih lanjut, analisis Life Cycle Assessment (LCA) mengkonfirmasi bahwa alternatif terbaik tersebut mampu menekan dampak lingkungan secara signifikan, dengan penurunan CO2 emission sebesar 19.53% dibandingkan desain awal, terutama pada fase produksi material (material production). Integrasi GVE dan LCA membuktikan bahwa optimasi biaya dapat selaras dengan peningkatan kinerja lingkungan dan keberlanjutan. Infrastructure and industrial development, including the Cereal Factory Project at XYZ Company, faces the challenge of balancing project cost efficiency with environmental responsibility. This study aims to implement and integrate Green Value Engineering (GVE) and Life Cycle Assessment (LCA) methods to optimize the function, cost, and environmental impact of the development project. GVE is used to identify and develop design alternatives that produce the best value by considering sustainability aspects, used to quantify and compare the environmental burden (especially CO2 emissions) of the existing design and GVE alternatives throughout the building's life cycle (from cradle-to-gate). This research method involves six stages of GVE Job Plan and four stages of LCA standards (ISO 14040/14044). The analyzed project components are focused on areas with high costs and potential significant environmental impacts, such as concrete structure work and utility systems. The results show that the implementation of GVE successfully replaced conventional concrete structural materials with precast concrete and optimized the lighting system with low-power LEDs, providing increased functional value. From an economic aspect, this alternative resulted in initial construction cost savings of 10.10% without reducing the main function of the building. Furthermore, the Life Cycle Assessment (LCA) analysis confirmed that the best alternative was able to significantly reduce environmental impacts, with a 19.53% reduction in CO2 emissions compared to the initial design, especially in the material production phase. The integration of GVE and LCA proves that cost optimization can be aligned with improving environmental performance and sustainability. This study recommends the implementation of GVE-LCA as a mandatory framework in industrial construction project design decisions to achieve Green Building targets and support the Sustainable Development Goals (SDGs).
