Abstract
Apartemen Alessandro merupakan gedung hunian dengan 2 tower yang terdiri dari 32 lantai dan 27 lantai. Pada perencanaan awal, pembangunan Apartemen Alessandro dilaksanakan dengan metode beton cor di tempat. Pada Tugas Akhir ini, struktur Apartemen Alessandro dimodifikasi menggunakan metode beton pracetak. Perencanaan struktur Apartemen Alessandro menggunakan Sistem Ganda dengan Struktur Rangka Pemikul Momen Khusus dan Dinding Geser Khusus. Struktur apartemen direncanakan dengan 20 lantai yang memiliki Kategori Desain Seismik D. Dalam perencanaan ini, pembebanan direncanakan sesuai dengan fungsi gedung berdasarkan SNI 1727:2020 dengan desain kegempaan direncanakan dengan persyaratan SNI 1726:2019. Selanjutnya dilakukan perhitungan dan kontrol terhadap elemen struktur yang direncanakan sesuai dengan persyaratan SNI 2847:2019 meliputi : pelat, balok, kolom, dinding geser, dan pondasi. Elemen beton yang dimodifikasi menggunakan metode pracetak adalah elemen pelat, balok, dan kolom dengan metode sambungan basah menggunakan rebar coupler dan splice sleeve untuk sambungan komponen pracetak. Komponen beton pracetak selain kolom akan difabrikasi dalam bentuk pracetak berbentuk halfslab dan half-beam yang akan diberi overtopping ketika sudah berada di posisi akhir untuk membentuk sambungan yang monolit. Sistem struktur merupakan sistem ganda dimana rangka pemikul momen sudah memikul paling sedikit 26,24% gaya seismik desain pada arah X dan 25,30% gaya seismik desain pada arah Y. Sistem pondasi yang digunakan adalah Spun Pile diameter 800 mm yang dipancang pada kedalaman 19 m dan 22 m serta Spun Pile diameter 600 mm yang dipancang pada kedalaman 16 m

Alessandro Apartment is a residential building with 2 towers consisting of 32 floors and 27 floors. In the initial planning, the construction of the Alessandro Apartment was carried out using the cast-in-place method. In this Final Project, the structure of the Alessandro Apartment was modified using the precast concrete method. The structural planning of the Alessandro Apartment uses a Dual System with Special Moment Resisting Frame Structures and Special Shear Walls. The apartment structure is planned with 20 floors which has Seismic Design Category D. In this planning, the loading is planned according to the function of the building based on SNI 1727:2020 with seismic design planned with the requirements of SNI 1726:2019. Furthermore, the calculation and control of the planned structural elements in accordance with the requirements of SNI 2847:2019 includes: plates, beams, columns, shear walls, and foundations. Modified concrete elements using the precast method are slab, beam, and column elements with the wet connection method using a rebar coupler and splice sleeve for connection of precast components. Precast concrete components other than columns will be fabricated in the form of precast in the form of half-slab and half-beam which will be overtopped when it is in the final position to form a monolithic connection. The structural system is a dual system where the moment resisting frame has carried at least 26,24% of the design seismic force in the X direction and 25,30% of the design seismic force in the Y direction. The foundation system used is Spun Pile with a diameter of 800 mm which is driven at a depth of 19 m and 22 m as well as Spun Pile with a diameter of 600 mm which is driven at a depth of 16 m
