Abstract
Kawasan industri Surabaya Timur, sebagai pusat ekonomi dengan kontribusi 28% ekspor manufaktur regional, menghadapi tantangan geoteknik serius akibat kondisi tanah very soft to soft clay hingga kedalaman 10 meter, dengan daya dukung rendah (<50 kPa) dan kompresibilitas tinggi. Bangunan kantor PT. XYZ di kawasan SIER, yang menggunakan Fondasi dangkal dengan perkuatan strousspile, menunjukkan kerusakan berupa retakan vertikal dan celah pada sambungan lantai-dinding, mengindikasikan Differential Settlement yang melampaui batas aman SNI 1727:2020. Studi ini menganalisis kapasitas daya dukung dan Settlement Fondasi eksisting PT. XYZ, serta mengevaluasi alternatif perbaikan melalui metode Grouting, penambahan Bored Pile pada fondasi eksisting, dan Micropiles pada bidang keruntuhan Fondasi. Selain itu, dilakukan simulasi perencanaan ulang Fondasi menggunakan Bored Pile dan Spun Pile sejak awal untuk membandingkan kinerjanya dengan Fondasi eksisting. Analisis dilakukan berdasarkan data Boring Test, Standard Penetration Test (SPT), dan pemodelan numerik untuk memastikan kesesuaian dengan standar SNI. Hasil penelitian ini memberikan solusi optimal untuk mengatasi Differential Settlement dan meningkatkan stabilitas struktur, dimana didapatkan nilai daya dukung fondasi yang awalnya memiliki nilai safety factor lebih rendah dari 1 dapat meningkat pada tiap perbaikan menjadi lebih dari 1. Selain itu, diperoleh penurunan nilai differential settlement menjadi memenuhi persyaratan SNI 8460:2017 sebesar lebih kecil dari 1/300. Rekomendasi yang dihasilkan diharapkan dapat menjadi acuan bagi perencanaan Fondasi di kawasan dengan kondisi tanah serupa, sekaligus memenuhi persyaratan keamanan struktural sesuai SNI 1727:2020 dan SNI 8460:2017.

The East Surabaya industrial area, a key economic hub contributing 28% of regional manufacturing exports, faces significant geotechnical challenges due to very soft to soft clay soil conditions extending to a depth of 9 meters, characterized by low bearing capacity (<50 kPa) and high compressibility. The office building of PT. XYZ in the SIER area, which employs a shallow foundation reinforced with strouss piles, exhibits structural damage in the form of vertical cracks and floor-wall joint separations, indicating Differential Settlement exceeding the safety limits specified in SNI 1727:2020. This issue is exacerbated by the foundation design’s non-compliance with SNI 8460:2017, which discourages the use of shallow foundations on soft soil under heavy loads. This study analyzes the bearing capacity and Settlement of PT. XYZ’s existing foundation while evaluating remediation alternatives, including Grouting, Bored Pile reinforcement, and micropiles installation. Additionally, a redesign simulation using Bored Piles and Spun Piles from the initial planning stage is conducted to compare performance with the existing foundation. The results of this study provide an optimal solution for overcoming differential settlement and improving the stability of structures, where the foundation bearing capacity, initially having a safety factor of less than 1, can be increased with each improvement to more than 1. In addition, the differential settlement value was reduced to meet the requirements of SNI 8460:2017, which is less than 1/300. The recommendations generated are expected to serve as a reference for foundation planning in areas with similar soil conditions, while also meeting structural safety requirements in accordance with SNI 1727:2020 and SNI 8460:2017.
