Abstract
Pertumbuhan kawasan permukiman di wilayah perkotaan, khususnya di Kecamatan Banyumanik, Kota Semarang, menunjukkan peningkatan yang signifikan dalam satu dekade terakhir. Perubahan ini dipengaruhi oleh faktor fisik–spasial dan sosial–ekonomi, serta menimbulkan konsekuensi terhadap pola ruang dan keberlanjutan lingkungan. Penelitian ini bertujuan untuk menganalisis perubahan lahan permukiman antara tahun 2014 dan 2024 menggunakan metode Object Based Image Analysis (OBIA) berbasis citra SPOT 7, serta mengidentifikasi faktor-faktor sosial–ekonomi yang berpengaruh terhadap perubahan tersebut. Metode penelitian ini menggabungkan pendekatan spasial dan statistik. Analisis spasial dilakukan melalui interpretasi citra SPOT 7 untuk menghasilkan peta lahan permukiman tahun 2014 dan 2024. Hasil klasifikasi kemudian dioverlay dengan peta fasilitas sosial, peta RTRW Kota Semarang, serta peta Zona Nilai Tanah (ZNT) untuk menganalisis keterkaitan spasial dan kesesuaian pola perubahan dengan rencana tata ruang. Sementara itu, analisis statistik digunakan untuk menguji hubungan antara perubahan lahan permukiman dengan variabel sosial–ekonomi seperti harga tanah, tingkat pengangguran, dan persebaran fasilitas sosial. Hasil penelitian menunjukkan peningkatan luas lahan permukiman di Kecamatan Banyumanik periode 2014–2024 yang terkonsentrasi pada wilayah dengan aksesibilitas tinggi terhadap jaringan jalan dan fasilitas sosial, seiring bertambahnya fasilitas pendidikan, pusat perbelanjaan, hotel, dan apartemen di beberapa kelurahan. Perkembangan ini memengaruhi pola ruang dan berpotensi menurunkan proporsi RTH, terutama pada kelurahan dengan aksesibilitas tinggi terhadap jaringan jalan dan fasilitas sosial. Faktor harga tanah dan ketersediaan infrastruktur menjadi variabel paling berpengaruh. Sementara itu, sebagian perubahan permukiman belum sepenuhnya sesuai dengan arahan pola ruang RTRW 2011–2031 sehingga menimbulkan tekanan terhadap RTH dan daya dukung lingkungan. Berdasarkan hasil analisis, penelitian ini merekomendasikan perlunya penguatan kebijakan pengendalian pemanfaatan ruang serta pengembangan permukiman berkelanjutan yang memperhatikan keseimbangan antara kebutuhan hunian, fungsi ekologis, dan daya dukung lingkungan wilayah Banyumanik

The expansion of residential areas in urban regions, particularly in Banyumanik District, Semarang City, has shown a significant increase over the past decade. This phenomenon is influenced by physical–spatial and socio-economic factors, resulting in spatial pattern shifts and environmental sustainability challenges. This study aims to analyze the change in residential land use between 2014 and 2024 using the Object Based Image Analysis (OBIA) method with SPOT 7 satellite imagery, as well as to identify the socio-economic factors influencing these changes. The research integrates both spatial and statistical approaches. The spatial analysis was conducted through the classification of SPOT 7 imagery to produce residential land use maps for 2014 and 2024. The classification results were overlaid with social facilities maps, the Semarang City Spatial Plan (RTRW), and the Land Value Zone (ZNT) map to evaluate spatial relationships and conformity with planned land use policies. Meanwhile, statistical analysis was performed to examine the relationship between residential land changes and socio-economic variables, including land prices, unemployment rates, and the distribution of social facilities. The results of the study show an increase in residential land area in Banyumanik District between 2014 and 2024, concentrated in areas with high accessibility to road networks and social facilities, along with an increase in educational facilities, shopping centers, hotels, and apartments in several subdistricts. This development affects spatial patterns and has the potential to reduce the proportion of green space, especially in villages with high accessibility to road networks and social facilities. Land prices and infrastructure availability are the most influential variables. Meanwhile, some of the changes in residential areas are not yet fully in line with the 2011-2031 Spatial Plan (RTRW) guidelines, putting pressure on green space and environmental carrying capacity. Based on these results, the study recommends strengthening spatial planning policies and promoting sustainable residential development that balances housing needs with ecological functions and environmental resilience in Banyumanik District.
