Abstract

Evaluasi struktur Gedung Graha PT Petrokimia Gresik dilakukan untuk menilai integritas dan kelayakan bangunan pasca ditemukannya retakan-retakan pada elemen struktural. Gedung yang baru diserahterimakan pada 28 Juni 2023 ini perlu diuji guna memastikan apakah kondisi aktualnya masih mampu menahan beban desain yang direncanakan. Tujuan utama dari kegiatan ini adalah mengidentifikasi jenis kerusakan struktural, melakukan pengujian mendalam, serta menentukan alternatif perbaikan atau perkuatan yang tepat untuk menjamin keamanan bangunan dalam jangka panjang. Metodologi yang digunakan mencakup kombinasi pengujian non-destruktif dan destruktif untuk mendapatkan data kondisi material secara akurat. Pengujian dilakukan melalui pengambilan sampel beton inti (Core Drill) di berbagai lantai untuk mengetahui kuat tekan beton, serta uji Ultrasonic Pulse Velocity (UPV) untuk mengukur tingkat kepadatan beton dan kedalaman retakan. Selain itu, dilakukan pengujian kekerasan permukaan beton (Hammer Test) serta analisis lendutan dan struktur untuk mendeteksi adanya kegagalan fungsi seperti soft story atau kelemahan pada balok kantilever dengan software SAP2000. Hasil pengujian menunjukkan adanya penurunan mutu beton yang signifikan, di mana nilai kuat tekan efektif 18,5 MPa dari rencana awal 29,5 MPa. Berdasarkan analisis tersebut, direkomendasikan perkuatan menggunakan metode Post Column (profil IWF 350), penambahan balok diafragma (profil H250), aplikasi CFRP pada area kegagalan geser, serta injeksi epoxy pada beton yang retak. Seluruh rangkaian perbaikan ini memakan waktu 90 hari kalender dengan total biaya sebesar Rp332.070.500,37.

The structural evaluation of the PT Petrokimia Gresik Office Building was conducted to assess the integrity and feasibility of the structure following the discovery of cracks in various structural elements. Although the building was officially handed over on June 28, 2023, these issues necessitated a thorough investigation to ensure the building remains capable of supporting its design loads and actual conditions. The primary objective of this study is to identify the types of structural damage, perform comprehensive testing, and determine the most effective repair or strengthening alternatives to guarantee long-term structural safety. The methodology employed a combination of non-destructive and destructive testing to obtain accurate data on the material conditions. This included Core Drill testing across multiple floors to determine the compressive strength of the concrete, and Ultrasonic Pulse Velocity (UPV) testing to measure concrete density and crack depth. Additionally, surface hardness tests were conducted on beams, columns, and slabs, alongside structural analyses to detect excessive deflection, "soft story" vulnerabilities at certain levels, and shear failures in cantilever beams with software SAP2000. The results revealed a significant decline in concrete quality, with actual compressive strengths effective 18,5 MPa, far below the planned 29.5 MPa. Based on these findings, the recommended strengthening measures include the Post-Column method using IWF 350 steel profiles, the addition of H250 diaphragm beams to bridge voids, and the application of CFRP to address shear failures. Furthermore, epoxy injection is required for cracked elements to restore structural integrity. The entire repair schedule to take 90 calendar days with a total cost of IDR 332,070,500.37.
