Abstract

Kompleksitas transportasi di Jabodetabek mendorong pengembangan kawasan berbasis Transit-Oriented Development (TOD). Penelitian ini bertujuan untuk menganalisis tingkat aksesibilitas pejalan kaki di kawasan pengembangan TOD Stasiun Tenjo Baru, Kabupaten Bogor, dengan menggunakan pendekatan isochrone berbasis waktu tempuh. Metode yang digunakan adalah analisis spasial berdasarkan waktu tempuh menggunakan teknik Isochrone dengan pendekatan Convex Hull melalui pemrograman Python dengan library OSMnx, GeoPandas, dan NetworkX, berdasarkan data jaringan jalan dan data persil bangunan dari OpenStreetMap. Hasil penelitian menunjukkan bahwa aksesibilitas pejalan kaki di sekitar Stasiun Tenjo Baru belum optimal sesuai prinsip TOD. Area yang dapat dijangkau dalam waktu 10 menit berjalan kaki masih sangat terbatas, hanya mencakup sebagian kecil Podomoro City. Distribusi penggunaan lahan masih didominasi fungsi residensial (2.331 unit dalam radius 30 menit), sementara fasilitas nonresidensial seperti komersial, retail, dan publik masih minim. Jaringan jalan menunjukkan karakteristik tidak homogen dengan bottleneck dan dead-end roads di luar kawasan perumahan, serta ketiadaan konektivitas ke arah utara stasiun. Analisis ini mengungkap kesenjangan antara kondisi eksisting dengan rencana pengembangan TOD. Disimpulkan bahwa pengembangan TOD di Stasiun Tenjo Baru masih dalam tahap awal dengan tantangan utama pada asimetri aksesibilitas dan dominasi fungsi residensial, sehingga diperlukan intervensi perencanaan berbasis bukti spasial untuk mencapai prinsip TOD yang optimal.

Transportation complexity in Jabodetabek encourages the development of Transit-Oriented Development (TOD) areas. This study aims to analyze walking accessibility levels in the TOD development area of Tenjo Baru Station, Bogor Regency, using a travel time-based isochrone approach. The method used is time-based spatial analysis with the Isochrone with Convex Hull technique through Python programming using the OSMnx, GeoPandas, and NetworkX libraries, based on road network and building plot data from OpenStreetMap. The results show that walking accessibility around Tenjo Baru Station is not yet optimal according to TOD principles. Areas reachable within a 10-minute walking time are still very limited, covering only a small part of Podomoro City. Land use distribution is still dominated by residential functions (2.331 units within a 30-minute radius), while non-residential facilities such as commercial, retail, and public facilities are minimal. The road network shows heterogeneous characteristics with bottlenecks and dead-end roads outside residential areas, as well as lack of connectivity to the north of the station. This analysis reveals a gap between existing conditions and TOD development plans. It is concluded that TOD development at Tenjo Baru Station is still in its early stages with main challenges in accessibility asymmetry and residential function dominance, thus requiring evidence-based spatial planning interventions to achieve optimal TOD principles.
