Abstract
Quantity take-off merupakan proses estimasi biaya yang menjadi salah satu penyebab pemborosan biaya. Menurut (Yulyardi, 2018) metode konvensional menyebabkan pemborosan sekitar 10% pada material, 40% proyek mengalami over budget, 30% proyek mengalami pengerjaan ulang, dan hampir 90% proyek mengalami keterlambatan. Gedung Kuliah Jurusan Akuntansi dan Administrasi Niaga Politeknik Negeri Malang yang terdiri dari 8 lantai dengan luas bangunan 46,0 x 37,2 m dan ketinggian 46,0 m digunakan sebagai studi kasus dalam pengerjaan proyek akhir ini karena pada gedung tersebut pekerjaan quantity take-off dikerjakan secara konvensional menggunakan gambar konstruksi 2D AutoCAD dan microsoft excel sehingga sangat rawan terjadi kesalahan. Kendala dalam proses konstruksi tahap I gedung ini yaitu terjadi keterlambatan mencapai 50% dari tenggat waktu kontrak sehingga menghabiskan biaya yang lebih besar dari yang telah direncanakan dan mengalami kerugian. Proyek akhir ini berfokus pada perbandingan estimasi waktu dan biaya dengan metode konvensional dan metode BIM menggunakan metode pelaksanaan yang sama. Perhitungan volume pekerjaan dihitung berdasarkan gambar DED (Detail Engineering Design) dengan metode perhitungan konvensional menggunakan microsoft excel dan berbasis BIM menggunakan software Autodesk Revit. Perhitungan waktu dan biaya pelaksanaan berdasarkan PerMen PUPR No 1 Tahun 2022, Analisa (cara modern) Anggaran Biaya Pelaksanaan Ir. A. Soedradjat S, serta brosur terkait. Penyusunan penjadwalan menggunakan network planning AOA (Activity on Arrow) serta kurva S. Hasil dari analisis didapatkan adanya reduksi dari segi durasi sebesar 3,01 % dan 2,65 % dari segi biaya sehingga dapat disimpulkan bahwa perhitungan dengan metode BIM mampu meningkatkan akurasi perhitungan volume sehingga mengurangi biaya dan mempercepat waktu pelaksanaan konstruksi.

Quantity take-off is a cost estimation process which is one of the causes of cost wastage. According to (Yulyardi, 2018) conventional methods cause waste of about 10% of materials, 40% of projects are over budget, 30% of projects are reworked, and almost 90% of projects are delayed. The Lecture Building of the Department of Accounting and Commercial Administration of the State Polytechnic of Malang which consists of 8 floors with a building area of 46.0 x 37.2 m and a height of 46.0 m is used as a case study in the work of this final project because in the building the quantity take-off work done conventionally using 2D AutoCAD construction drawings and Microsoft Excel so it is very error prone. The obstacle in the construction process of phase I of this building is that there is a delay of up to 50% of the contract deadline so that it costs more than planned and suffers losses. This final project focuses on the comparison of the estimated time and cost with the conventional method and the BIM method using the same implementation method. The calculation of the volume of work is calculated based on the DED (Detail Engineering Design) drawing with conventional calculation methods using Microsoft Excel and based on BIM using Autodesk Revit software. Calculation of implementation time and costs based on PUPR Ministerial Regulation No. 1 of 2022, Analysis (modern method) Implementation Cost Budget Ir. A. Soedradjat S, as well as related brochures. Scheduling using AOA (Activity on Arrow) network planning and the S curve. The results of the analysis showed that there was a reduction in terms of duration of 3.01% and 2.65% in terms of costs, so it can be concluded that the calculation using the BIM method is able to increase the accuracy of the volume calculation so as to reduce costs and speed up construction execution time.
