Abstract

Kondisi eksisting Gedung Kuliah Akuntansi/Administrasi Niaga Politeknik Negeri Malang tahap 1 lantai 1-4 dilaksanakan dengan metode cor konvensional pada seluruh elemen strukturnya. Metode ini membutuhkan biaya yang besar dan durasi yang lama, terutama pada pekerjaan tulangan dan bekisting. Diketahui terdapat alternatif penggunaan metode half slab precast yang memiliki kelebihan pada biaya pelaksanaan yang lebih murah dan waktu pelaksanaan yang lebih singkat (Romi, Romey, & Tri, 2016). Oleh karena itu, dilakukan perhitungan waktu dan biaya pelaksanaan pembangunan Gedung Kuliah Akuntansi/Administrasi Niaga Politeknik Negeri Malang Lantai 1-8 dengan modifikasi half slab precast untuk mengetahui dampak terhadap jumlah biaya dan waktu yang dibutuhkan untuk pekerjaan tahap 1 dan tahap 2. Proyek Gedung Kuliah Akuntansi / Administrasi Niaga Politeknik Negeri Malang dilaksanakan di Jl. Soekarno–Hatta No. 9, Kel. Jatimulyo, Kec. Lowokwaru, Kota Malang, Jawa Timur 65141. Data sekunder yang diperoleh dari pihak kontraktor pelaksana yaitu gambar struktural, RKS, site plan, RAB dan kurva S pekerjaan tahap 1. Pada proyek akhir ini, pekerjaan yang dihitung merupakan pekerjaan tahap 1 dan tahap 2 berupa pekerjaan persiapan, pekerjaan struktur bawah, dan pekerjaan struktur atas sampai lantai 8, lantai atap, dan roof top. Dari data yang dikumpulkan, dilakukan pengolahan data berupa penyusunan item pekerjaan, perencanaan metode pelaksanaan, perhitungan volume pekerjaan, perhitungan produktivitas , perhitungan sumber daya, perhitungan waktu pekerjaan, perhitungan rencana anggaran biaya, dan penjadwalan. Dari hasil pengolahan data yang dilakukan, didapatkan hasil waktu pelaksanaan proyek selama 466 hari dan total biaya pelaksanaan pembangunan Gedung Kuliah Akuntansi/Administrasi Niaga Politeknik Negeri Malang Lantai 1-8 dengan modifikasi metode half slab precast sebesar Rp 31.083.470.600,00.

The existing condition of Accounting / Business Administration Lecture Building, Polytechnic State of Malang Stage 1, floors 1-4, was carried out using the conventional cast method on all structural elements. This method requires large cost and long duration, especially for the reinforcement and formwork. It has been known that there is an alternative method to use, half slab precast which has the advantage of lower implementation costs and shorter implementation time (Romi, Romey, & Tri, 2016). Therefore, the calculation of the time and cost of the construction of the Accounting/Commerce Administration Lecture Building Malang State Polytechnic Floors 1-8 with half slab precast modification is carried out to know the impact on the total cost and time required for the work of phase 1 and phase 2. The project of Accounting / Business Administration Lecture Building, Polytechnic State of Malang was carried out on Jl. Soekarno–Hatta No. 9, Ex. Jatimulyo, Kec. Lowokwaru, Malang City, East Java 65141. Secondary data which obtained from the contractor are structural drawings, RKS, site plan, RAB and S curve of stage 1 work. In this final project, the calculated work is stage 1 and stage 2 work in the form of preparatory work, substructure work, and superstructure work up to the 8th floor, roof floor, and roof top. From the collected data, data processing is carried out in the form of preparing work items, planning implementation methods, calculating work volumes, calculating productivity, calculating resources, calculating work time, calculating budget plans, and scheduling. From the results of data processing, it has found that the project implementation time is 466 days and the total cost of implementing the construction of the Accounting/Commerce Administration Lecture Building Polytechnic State of Malang Floor 1-8 with a modification of the half slab precast method is Rp 31.083.470.600,00
