Abstract
Pembangunan gedung Nayumi Sam Tower 2 direncanakan berdasarkan peraturan SNI 1726 : 2012, sehingga beberapa faktor dasar mengharuskan melakukan evaluasi gedung tersebut adalah disahkannya peraturan pembebanan SNI 1726 : 2019, perubahan alih fungsi hotel menjadi rumah sakit (dari beban hotel 1,92 kN/m^2 menjadi beban ruang perawatan 2,87 kN/m^2) yang akan diterapkan pada gedung tersebut. Proyek akhir ini bertujuan melakukan kontrol terhadap masing-masing keadaan bangunan dengan kondisi eksisting dan alih fungsi. Analisa struktur dilakukan 3 tahap dengan tahap 1 berupa analisa struktur eksisting dengan gempa 2012 dan 2019, analisa tahap 2 berupa analisa struktur alih fungsi dengan gempa 2019 dan analisa tahap 3 berupa analisa perkuatan sistem struktur. Evaluasi yang dilakukan meliputi evaluasi sistem struktur yang digunakan pada gedung dan evaluasi elemen struktur seperti pelat, balok, kolom dan pondasi sesuai keadaan struktur yang ditinjau. Hasil dari evaluasi analisa struktur tahap 1 dengan beban gempa 2012 dan 2019 simpangan struktur memenuhi ketentuan dengan nilai safety factor pondasi akibat beban gempa >2,5 sebesar 3,48 dan 2,54 pada pc-sw2. Evaluasi analisa struktur tahap 2 didapatkan simpangan izin antar lantai arah y tidak memenuhi batas simpangan izin dan nilai safety factor pondasi akibat gempa 2019 < 2 sebesar 1,91. Evaluasi analisa struktur tahap 3 memiliki simpangan antar lantai lebih kecil dari simpangan izin antar lantai dan berhasil meredistribusi gaya gempa yang terjadi sehingga pondasi memiliki nilai safety factor >2,5 sebesar 2,62. Elemen struktur pada analisa struktur tahap 3 terjadi 18 kegagalan elemen balok dan 11 elemen kolom. Sehingga untuk memastikan keamanan fungsi bangunan struktur tahap 3 telah dilakukan perkuatan menggunakan bracing CHS dan CFRP wrap dengan nilai rencana anggaran biaya total sebesar Rp 1.428.243.000 (Satu miliar empat ratus dua puluh delapan juta dua ratus empat puluh tiga ribu rupiah).

The construction of the Nayumi Sam Tower 2 building is planned based on SNI 1726: 2012 regulations, so that some factors needed to evaluate the building are the enactment of the SNI 1726: 2019 loading regulation, the change in the function of the hotel to a hospital (from a hotel load of 1.92 kN/m^2 becomes the burden of the treatment room 2.87 kN/m^2) which will be applied to the building. This final project aims to control each state of the building with the existing condition and function transfer. The structural analysis was carried out in 3 stages, stage 1 in the form of analysis of the existing structure with the 2012 and 2019 earthquakes, stage 2 analysis in the form of analysis of the structure transfer function with the 2019 earthquake, and stage 3 analysis in the form of strengthening the structural system analysis. The evaluation carried out includes evaluating the system used in the building and evaluating structural elements such as plates, beams, and foundations according to the condition of the structure being reviewed. The results of the evaluation of the structural analysis phase 1 with the 2012 and 2019 earthquake loads meet the provisions of the safety factor value due to an earthquake >2.5 of 3.48 and 2.54 on pc-sw2. Evaluation of the structural analysis stage 2 found that the permit deviation between floors in the y direction did not meet the permit deviation limit and the value of the 2019 earthquake foundation safety factor <2 was 1.91. Evaluation of the structural analysis stage 3 has a deviation between floors smaller than the allowable deviation between floors and succeeded in redistributing the earthquake force that occurred so that the foundation had a safety factor value of >2.5 which was 2.62. Structural elements in the structural analysis stage 3 occurred 18 failures of beam elements and 11 column elements. Thus, to ensure the safety of the function of the building in phase 3, reinforcement has been carried out using CHS bracing and CFRP wrap with a total budget plan value of Rp. 1,428,243,000 (One billion four hundred twenty-eight million two hundred forty-three thousand rupiahs).
