Abstract

Pembangunan Gedung Kantor PP-EPF di Blok Sorowako, Luwu Timur, merupakan bagian dari upaya peningkatan fasilitas operasional industri pertambangan nikel di Indonesia. Gedung ini direncanakan memiliki empat lantai dengan tinggi total ±20 meter sehingga memerlukan sistem pondasi yang mampu menjamin stabilitas dan keamanan struktur. Berdasarkan hasil penyelidikan tanah melalui uji Standard Penetration Test (SPT), kondisi tanah di lokasi proyek didominasi oleh lapisan tanah lunak hingga kedalaman sekitar 24 meter, sedangkan lapisan tanah keras atau batuan teridentifikasi pada kedalaman lebih dari 25 meter. Pada Tugas Akhir ini dilakukan perencanaan pondasi bored pile dan pondasi tapak dengan mempertimbangkan daya dukung dan pemampatan yang terjadi pada tanah. Pada perencanaan pondasi tapak, dilakukan metode perbaikan tanah Vacuum Consolidation dengan Prefabricated Vertical Drain (PVD) serta penambahan perkuatan cerucuk di bawah pondasi. Selanjutnya dilakukan analisis biaya material pada tiap perencanaan pondasi untuk mendapatkan desain yang paling efisien. Perencanaan pondasi bored pile direncanakan dengan tiang berdiameter 600 mm dan mutu beton f’c 30 MPa. Setelah dilakukan perhitungan daya dukung, didapatkan kedalaman pondasi yaitu 30 meter dengan dua tipe pile cap, yaitu PC-1 (dimensi 2 x 2 m) dan PC-2 (dimensi 3,6 x 2 m). Sementara itu, perencanaan pondasi tapak dimulai dengan perbaikan tanah menggunakan metode vacuum consolidation dan PVD. Pompa vakum yang digunakan adalah pompa GVS (Geostructure Vacuum System) dengan kekuatan efektif maksimum -80 kPa. PVD yang digunakan adalah tipe CeTeau-Drain CT-D812 yang dipasang hingga kedalaman 24 meter dengan pola segiempat berspasi 1 meter. Pondasi tapak direncanakan setebal 0,4 meter pada kedalaman 2 meter dengan enam variasi dimensi. Cerucuk direncanakan menggunakan spun pile berdiameter 300 mm dengan panjang 5 hingga 6 meter sebanyak 4 buah per titik, dipasang dengan jarak 0,5 meter dari serat bawah pondasi (unconnected pile). Berdasarkan analisis yang telah dilakukan, perencanaan pondasi paling efisien didapatkan pada perencanaan pondasi tapak dengan perkuatan cerucuk. Estimasi biaya material untuk pondasi tapak dengan cerucuk ini adalah sebesar Rp770.981.920,00, jauh lebih ekonomis dibandingkan pondasi bored pile yang memerlukan biaya material sebesar Rp2.920.829.399,00.

The construction of the PP-EPF Office Building in the Sorowako Block, East Luwu, is part of the efforts to improve operational facilities for the nickel mining industry in Indonesia. This building is planned to have four floors with a total height of ±20 meters, thus requiring a foundation system capable of ensuring structural stability and safety. Based on the soil investigation results using the Standard Penetration Test (SPT), the soil condition at the project site is dominated by soft soil layers up to a depth of approximately 24 meters, while hard soil or bedrock layers are identified at depths of more than 25 meters. In this Final Project, the design of bored pile foundations and footing foundations is carried out by considering the bearing capacity and soil settlement. For the footing foundation design, a soil improvement method using Vacuum Consolidation with Prefabricated Vertical Drains (PVD) is applied, along with the addition of cerucuk (micropile) reinforcement under the foundation. Furthermore, a material cost analysis is conducted for each foundation design to obtain the most efficient design. The bored pile foundation is designed with a pile diameter of 600 mm and a concrete compressive strength (f’c) of 30 MPa. After calculating the bearing capacity, the obtained foundation depth is 30 meters with two types of pile caps, namely PC-1 (dimensions 2 x 2 m) and PC-2 (dimensions 3.6 x 2 m). Meanwhile, the footing foundation design begins with soil improvement using the vacuum consolidation and PVD methods. The vacuum pump used is a GVS (Geostructure Vacuum System) pump with a maximum effective pressure of -80 kPa. The PVD used is the CeTeau-Drain CT-D812 type, installed to a depth of 24 meters in a square pattern with a spacing of 1 meter. The footing foundation is designed with a thickness of 0.4 meters at a depth of 2 meters with six dimensional variations. The cerucuk reinforcement is designed using spun piles with a diameter of 300 mm and lengths of 5 to 6 meters, consisting of 4 piles per point, installed at a distance of 0.5 meters from the bottom fiber of the footing foundation (unconnected pile). Based on the conducted analysis, the most efficient foundation design is achieved by the footing foundation with cerucuk reinforcement. The estimated material cost for this footing foundation with cerucuk is IDR 770,981,920.00, which is significantly more economical compared to the bored pile foundation that requires a material cost of IDR 2,920,829,399.00.
