Abstract
Proyek Sentral Tunjungan Heritage Surabaya merupakan bangunan 4 lantai dan 1 lantai basement yang berada pada kawasan komersial padat, sehingga memerlukan sistem dinding penahan tanah yang mampu mengontrol deformasi dan menjaga stabilitas selama pekerjaan galian. Dinding penahan tanah eksisting yang digunakan adalah contiguous bored pile dengan perkuatan strut baja tipe raker. Data penyelidikan tanah diperoleh dari titik borlog yang berada pada area relatif terbuka, sedangkan dinding yang ditinjau berada pada area bekas bangunan lama sehingga kondisi tanah aktual berpotensi berbeda dan mengalami gangguan. Oleh karena itu, dilakukan evaluasi deformasi lateral, gaya dalam, stabilitas global, serta analisis balik berdasarkan data monitoring inklinometer untuk memperoleh parameter tanah yang lebih representatif. Pemodelan awal menggunakan parameter tanah dari data borlog menunjukkan deformasi lateral maksimum sebesar 357,22 mm, melebihi batas izin 25 mm, serta kapasitas momen dinding eksisting belum memenuhi persyaratan. Penggunaan strut mampu mereduksi deformasi lateral hingga 94%, namun hasil pemodelan awal masih belum sesuai dengan data inklinometer sehingga dilakukan analisis balik. Hasil analisis balik menunjukkan peningkatan parameter tanah, yaitu N-SPT lapisan silty sand dari 8 menjadi 10, sudut geser dalam dari 29,33° menjadi 30°, serta kohesi very soft silty clay dari 6 kPa menjadi 12 kPa. Parameter hasil analisis balik kemudian digunakan sebagai dasar perencanaan alternatif. Perencanaan ulang contiguous bored pile menghasilkan deformasi maksimum 19,4 mm dengan biaya material Rp335.669.142,68, alternatif tangent pile menghasilkan deformasi 20,56 mm dengan biaya material Rp394.603.057,29, sedangkan alternatif contiguous bored pile dengan berm menghasilkan deformasi 23,92 mm dengan biaya material Rp269.619.004,55namun mengurangi luas efektif basement. Berdasarkan aspek teknis, biaya material, dan pemanfaatan ruang, perencanaan ulang contiguous bored pile menjadi alternatif paling optimal.

The Sentral Tunjungan Heritage Surabaya project is a 4-story building with 1 basement level located in a dense commercial area, requiring a retaining wall system capable of controlling deformation and maintaining stability during excavation works. The existing retaining wall system used in this project is a contiguous bored pile supported by steel raker struts. The soil investigation data were obtained from borelog points located in a relatively open area, while the evaluated wall is located in an area of a former building, where the actual soil conditions may differ and have potentially been disturbed. Therefore, an evaluation of lateral deformation, internal forces, global stability, and back analysis based on inclinometer monitoring data was carried out to obtain soil parameters that are more representative of the actual field conditions. The initial numerical modeling using soil parameters from borelog data showed a maximum lateral deformation of 357.22 mm, exceeding the allowable limit of 25 mm, while the moment capacity of the existing wall did not satisfy the required criteria. The use of struts was able to reduce lateral deformation by up to 94%; however, the initial modeling results were still not consistent with the inclinometer data, so a back analysis was performed. The back analysis results showed an increase in soil parameters, namely the N-SPT value of the silty sand layer from 8 to 10, the internal friction angle from 29.33° to 30°, and the cohesion of the very soft silty clay from 6 kPa to 12 kPa. The soil parameters obtained from the back analysis were then used as the basis for alternative design planning. The redesigned contiguous bored pile resulted in a maximum deformation of 19.4 mm with a material cost of Rp335,669,142.68, the tangent pile alternative resulted in a deformation of 20.56 mm with a material cost of Rp394,603,057.29, while the contiguous bored pile with berm alternative resulted in a deformation of 23.92 mm with a material cost of Rp269,619,004.55, but reduced the effective basement area. Based on technical aspects, material cost, and space utilization, the redesigned contiguous bored pile was selected as the most optimal alternative.
