Abstract
Laju pertumbuhan ekonomi yang tinggi di Jakarta Selatan, DKI Jakarta, mendorong peningkatan kebutuhan infrastruktur perkantoran, salah satunya Gedung Perkantoran Techno Ragunan. Gedung ini berada pada wilayah dengan parameter percepatan gempa Ss = 0,78 g sehingga perencanaan strukturnya harus memenuhi ketentuan bangunan tahan gempa SNI 1726:2019. Penelitian ini memodifikasi struktur eksisting beton bertulang 13 lantai menjadi struktur komposit baja-beton 21 lantai (+1 basement) dengan sistem ganda rangka pemikul momen khusus dan rangka bresing eksentris (Eccentrically Braced Frames, EBF). Sistem EBF menggabungkan kekakuan Concentrically Braced Frames (CBF) dengan daktilitas Moment Resisting Frames (MRF) melalui elemen link yang berfungsi sebagai sekering seismik. Tahapan penelitian meliputi preliminary design, analisis pembebanan berdasarkan SNI 1727:2020 dan SNI 1726:2019, pemodelan tiga dimensi dengan ETABS, perencanaan struktur sekunder dan primer, perencanaan sambungan, serta perencanaan struktur bawah. Hasil analisis menunjukkan berat total struktur 90.327 kN, periode fundamental T = 2,71 s (arah Y) dan T = 2,52 s (arah X) yang memenuhi batas Cu·Ta = 2,889 s, partisipasi massa melampaui 90% pada mode ke-8, serta simpangan antar lantai memenuhi batas izin. Kontrol sistem ganda menunjukkan rangka pemikul momen menahan 51,48% gaya seismik arah X dan 49,99% arah Y, melebihi syarat minimum 25%. Balok induk dan link menggunakan profil WF 500×300×11×18 dengan tipe link pendek, kolom komposit CFT 700×700×25 hingga 500×500×25, dan fondasi tiang pancang spun pile D800 pada kedalaman 21 m.

The high economic growth rate in South Jakarta, DKI Jakarta, drives an increased need for office infrastructure, one of which is the Techno Ragunan Office Building. This building is located in a region with an earthquake acceleration parameter of Ss = 0.78 g, thus its structural design must comply with the earthquake-resistant building provisions of SNI 1726:2019. This research modifies the existing 13-story reinforced concrete structure into a 21-story (+1 basement) steel-concrete composite structure utilizing a dual system of Special Moment Resisting Frames and Eccentrically Braced Frames (EBF). The EBF system combines the stiffness of Concentrically Braced Frames (CBF) with the ductility of Moment Resisting Frames (MRF) through link elements that function as seismic fuses. The research phases include preliminary design, load analysis based on SNI 1727:2020 and SNI 1726:2019, three-dimensional modeling with ETABS, secondary and primary structure design, connection design, as well as substructure design. The analysis results indicate a total structural weight of 90,327 kN, a fundamental period of T = 2.71 s (Y-direction) and T = 2.52 s (X-direction) which satisfies the Cu·Ta limit of 2.889 s, mass participation exceeding 90% by the 8th mode, and inter-story drifts that meet the allowable limits. The dual system check demonstrates that the moment-resisting frame resists 51.48% of the seismic force in the X-direction and 49.99% in the Y-direction, exceeding the minimum requirement of 25%. The primary beams and links utilize a WF 500×300×11×18 profile with a short link type, CFT composite columns ranging from 700×700×25 to 500×500×25, and D800 spun pile foundations at a depth of 21 m.
