Abstract

Perkembangan metode konstruksi mendorong pelaksanaan proyek agar lebih efisien dari aspek waktu, biaya, dan dampak lingkungan. Penelitian ini membandingkan metode konvensional dan metode precast half slab pada pekerjaan struktur Proyek Pembangunan The Aloon-Aloon Hotel dan Mall 13 lantai dengan pendekatan Building Information Modeling (BIM). Analisis dilakukan melalui penyusunan metode pelaksanaan, pemodelan elemen struktur, perhitungan quantity take off beton, pembesian, dan bekisting, penyusunan biaya, penjadwalan, simulasi 4D, serta evaluasi emisi melalui pendekatan 6D sustainability berdasarkan nilai Global Warming Potential (GWP). Hasil penelitian menunjukkan bahwa metode konvensional dilaksanakan melalui pekerjaan pengecoran di tempat, sedangkan metode precast half slab menggunakan panel pelat pracetak yang diproduksi di pabrik, dikirim ke proyek, ditumpuk pada area stockyard, dipasang menggunakan tower crane, kemudian dilanjutkan dengan pengecoran overtopping. Dari hasil pemodelan BIM, data volume pekerjaan dapat diperoleh secara lebih sistematis dan digunakan sebagai dasar perhitungan lanjutan. Dari aspek waktu dan biaya, metode konvensional membutuhkan durasi 399 hari atau sekitar 13 bulan dengan biaya sebesar Rp50.060.513.338,91, sedangkan metode precast half slab membutuhkan durasi 369 hari atau sekitar 12 bulan dengan biaya sebesar Rp52.472.264.937,68. Dengan demikian, metode precast half slab mampu mempercepat waktu pelaksanaan sebesar 30 hari atau 7,52%, tetapi membutuhkan biaya lebih tinggi sebesar Rp2.411.751.598,78 atau 4,596%. Dari aspek emisi, metode precast half slab menghasilkan total GWP sebesar 6.827.617 kg CO₂eq, lebih rendah dibandingkan metode konvensional sebesar 7.393.809 kg CO₂eq, dengan penurunan sebesar 566.192 kg CO₂eq atau 7,66%. Berdasarkan hasil tersebut, metode precast half slab lebih unggul dari aspek waktu dan emisi, meskipun memerlukan biaya pelaksanaan yang lebih besar dibandingkan metode konvensional.

The development of construction methods encourages project implementation to become more efficient in terms of time, cost, and environmental impact. This study compares the conventional method and the precast half slab method for structural works in The Aloon-Aloon Hotel and Mall 13-story project using a Building Information Modeling (BIM) approach. The analysis was carried out through construction method planning, structural element modeling, quantity take off calculation for concrete, reinforcement, and formwork, cost estimation, scheduling, 4D simulation, and emission evaluation through a 6D sustainability approach based on Global Warming Potential (GWP) values. The results show that the conventional method is carried out through cast-in-place construction, while the precast half slab method uses precast slab panels produced in a factory, transported to the project site, stored in the stockyard, erected using a tower crane, and continued with overtopping casting. Through BIM modeling, work volume data can be obtained more systematically and used as the basis for further calculations. In terms of time and cost, the conventional method requires 399 days or approximately 13 months with a total cost of IDR 50.060.513.338,91, while the precast half slab method requires 369 days or approximately 12 months with a total cost of IDR 52.472.264.937,68. Therefore, the precast half slab method reduces the project duration by 30 days or 7.52%, but increases the cost by IDR 2,411.751.598,78 or 4.596%. In terms of emissions, the precast half slab method produces a total GWP of 6,827,617 kg CO₂eq, which is lower than the conventional method at 7,393,809 kg CO₂eq, resulting in a reduction of 566,192 kg CO₂eq or 7.66%. Based on these results, the precast half slab method performs better in terms of time and emissions, although it requires a higher construction cost than the conventional method.
