Abstract
Sektor konstruksi gedung membutuhkan metode perencanaan yang mampu menghasilkan perhitungan waktu dan biaya secara akurat, terstruktur, dan mudah dievaluasi. Salah satu pendekatan yang dapat digunakan adalah Building Information Modeling (BIM), karena mampu mengintegrasikan pemodelan 3D, quantity take off, penjadwalan, visualisasi, dan estimasi biaya. Pada proyek pembangunan Gedung Polda Jatim, pekerjaan pelat lantai menjadi salah satu komponen pekerjaan struktur yang berpengaruh terhadap durasi dan biaya pelaksanaan. Oleh karena itu, penelitian ini dilakukan untuk menganalisis perbandingan waktu dan biaya antara metode pelat konvensional dengan BIM dan metode precast half slab dengan BIM. Penelitian dilakukan dengan memodelkan elemen struktur menggunakan Autodesk Revit untuk memperoleh volume pekerjaan melalui quantity take off. Volume tersebut digunakan sebagai dasar perhitungan produktivitas, durasi pekerjaan, kebutuhan tenaga kerja, alat, dan biaya pelaksanaan. Selanjutnya, hasil durasi pekerjaan disusun ke dalam Microsoft Project untuk memperoleh total durasi proyek dan divisualisasikan menggunakan Navisworks Manage sebagai simulasi 4D. Berdasarkan hasil analisis, metode pelat konvensional menghasilkan durasi pelaksanaan sebesar 229 hari dengan total biaya Rp. 21.245.083.862,04. Sementara itu, metode precast half slab menghasilkan durasi pelaksanaan sebesar 201 hari dengan total biaya Rp. 21.820.780.847,71. Dari hasil tersebut, metode precast half slab mampu mempercepat waktu pelaksanaan sebesar 28 hari atau 12,23% dibandingkan metode pelat konvensional. Namun, metode precast half slab membutuhkan tambahan biaya sebesar Rp. 575.696.985,67 atau 2,64% lebih tinggi dibandingkan metode pelat konvensional. Dengan demikian, metode precast half slab lebih cepat dari segi waktu pelaksanaan, sedangkan metode pelat konvensional lebih kecil dari segi biaya

The building construction sector requires a planning method that can produce accurate, structured, and easily evaluated time and cost calculations. One approach that can be used is Building Information Modeling (BIM), because it is able to integrate 3D modeling, quantity take-off, scheduling, visualization, and cost estimation. In the East Java Regional Police Building construction project, floor slab work is one of the structural work components that affects the duration and cost of implementation. Therefore, this study was conducted to analyze the comparison of time and cost between the conventional slab method with BIM and the precast half slab method with BIM. The study was conducted by modeling structural elements using Autodesk Revit to obtain work volumes through quantity take-offs. These volumes were used as the basis for calculating productivity, work duration, labor requirements, tools, and implementation costs. Furthermore, the results of the work duration were compiled into Microsoft Project to obtain the total project duration and visualized using Navisworks Manage as a 4D simulation. Based on the analysis results, the conventional slab method resulted in an implementation duration of 229 days with a total cost of Rp. 21,245,083,862.04. Meanwhile, the half slab precast method resulted in an implementation duration of 201 days with a total cost of Rp. 21,820,780,847.71. From these results, the half slab precast method was able to speed up the implementation time by 28 days or 12.23% compared to the conventional slab method. However, the half slab precast method required an additional cost of Rp. 575,696,985.67 or 2.64% higher than the conventional slab method. Thus, the half slab precast method was faster in terms of implementation time, while the conventional slab method was lower in terms of cost.
