Abstract

Pemikiran Jane Jacobs dalam The Economy of Cities menempatkan kota sebagai ekosistem ekonomi yang bertumpu pada diversifikasi aktivitas, fleksibilitas, dan kemampuan bertransformasi sebagai dasar pembentukan resiliensi ekonomi. Pendekatan tersebut semakin relevan di tengah siklus krisis ekonomi global yang berulang, seperti Depresi Besar 1929, Krisis Asia 1997, dan Krisis Finansial Global 2008, yang menunjukkan kerentanan ruang komersial berorientasi tunggal terhadap perubahan kondisi ekonomi. Namun, sebagian besar ruang komersial masih dirancang berdasarkan asumsi kondisi ekonomi yang stabil sehingga belum mampu mengakomodasi dinamika dan ketidakpastian ekonomi. Perancangan ini bertujuan merumuskan strategi arsitektur yang meningkatkan resiliensi ekonomi melalui fleksibilitas fungsi dan ruang pada bangunan mixed-use.
Metode perancangan menggunakan Leistungsform, yang membentuk konfigurasi ruang berdasarkan performa aktivitas, pola sirkulasi, dan hubungan spasial antarfungsi sehingga ruang mampu merespons perubahan kebutuhan akibat ketidakpastian ekonomi. Pendekatan ini diterapkan untuk menerjemahkan perubahan perilaku ekonomi ke dalam organisasi ruang, sistem bangunan, dan elemen arsitektur yang mendukung fleksibilitas. Hasil perancangan merumuskan lima prinsip fleksibilitas modul, yaitu extended module, adaptive module, open plan, shared utilities, dan mobile module. Kelima prinsip tersebut memungkinkan ruang komersial bertransformasi melalui perubahan konfigurasi dan fungsi ruang sesuai perubahan aktivitas ekonomi dan kemampuan daya beli tanpa mengubah struktur utama bangunan. Selain itu, massa bangunan dibentuk melalui kombinasi pola sirkulasi radial dan linear untuk mengoptimalkan distribusi foot traffic dan konektivitas antarfungsi. Identitas bangunan diperkuat dengan penerapan secondary skin bermaterial kaca berukuran besar dan atap kinetik yang memberikan added value terhadap daya tarik komersial kawasan.

Jane Jacobs' thinking in The Economy of Cities positions the city as an economic ecosystem based on the diversification of activities, flexibility, and the ability to transform as the foundation for building economic resilience. This approach has become increasingly relevant amid recurring global economic crisis cycles, such as the Great Depression of 1929, the 1997 Asian Crisis, and the 2008 Global Financial Crisis, which demonstrate the vulnerability of single-oriented commercial spaces to changes in economic conditions. However, most commercial spaces are still designed based on the assumption of stable economic conditions and therefore have not been able to accommodate economic dynamics and uncertainty. This design aims to formulate an architectural strategy that enhances economic resilience through the flexibility of functions and spaces in a mixed-use building. The design method employs Leistungsform, which forms spatial configurations based on activity performance, circulation patterns, and interfunctional spatial relationships, enabling spaces to respond to changing needs resulting from economic uncertainty. This approach is applied to translate changes in economic behavior into spatial organization, building systems, and architectural elements that support flexibility.
The design results formulate five principles of module flexibility, namely extended module, adaptive module, open plan, shared utilities, and mobile module. These five principles enable commercial spaces to transform through changes in spatial configuration and spatial function in accordance with changes in economic activities and purchasing power without altering the building's primary structure. In addition, the building mass is formed through a combination of radial and linear circulation patterns to optimize foot traffic distribution and interfunctional connectivity. The building identity is reinforced through the application of a large-scale glass secondary skin and a kinetic roof that provide added value to the commercial attractiveness of the area.
