Abstract

Pengembangan Transit-Oriented Development (TOD) menuntut bangunan di simpul transportasi tidak hanya bekerja sebagai titik perpindahan moda, tetapi juga sebagai ruang yang mendukung aktivitas dan pengalaman pengguna. Stasiun Kota Baru Malang merupakan salah satu simpul transportasi utama di Kota Malang yang melayani pergerakan penumpang antarkota maupun dalam kota. Meningkatnya mobilitas pengguna dan berkembangnya kawasan di sekitarcstasiun belum diimbangi dengan sistem perpindahan antarmoda yang terintegrasi, konflik sirkulasi, serta rendahnya kualitas ruang trasnit, sehingga menimbulkan bottleneck transfer. Kondisi tersebut menunjukkan bahwa kawasan masih berfungsi dominan sebagai node dengan kualitas place yang belum optimal, sehingga diperlukan suatu Simpul Transit yang mampu meningkatkan konektivitas sekaligus menghadirkan ruang yang nyaman bagi pengguna. Metode perancangan yang digunakan adalah Contextualism yang dipadukan dengan Force-Based Framework, sehingga proses perancangan didasarkan pada identifikasi forces berupa asset, constraint, dan pressure sebagai dasar penyusunan kriteria dan konsep perancangan. Hasil analisis kemudian diterjemahkan ke dalam konsep Transit as Gateway dan Transit as Destination guna mewujudkan perancangan Simpul Transit yang tidak hanya mendukung perpindahan antarmoda, tetapi juga menyediakan ruang aktivitas yang meningkatkan kualitas pengalaman pengguna selama proses transit. Melalui penerapan konsep Node-Place, menghasilkan rancangan bangunan Simpul Transit yang mampu mengatasi bottleneck transfer di Stasiun Kota Baru Malang Sisi Timur serta menyeimbangkan fungsi Node-Place, sehingga bangunan tidak hanya berfungsi sebagai titik perpindahan moda (accessibility) yaitu, Transit as Gateway, tetapi juga menghadirkan kualitas ruang yang mendukung aktivitas dan kenyamanan pengguna (sustainability) sebagai Transit as Destination.

The development of Transit-Oriented Development (TOD) demands that buildings at transportation nodes work not only as a fashion transfer point, but also as spaces that support activities and user experiences. Malang New City Station is one of the main transportation nodes in Malang City that serves the movement of passengers between cities and within the city. The increase in user mobility and the development of the area around the station have not been balanced by an integrated intermodal transfer system, circulation conflicts, and the low quality of transit space, resulting in bottleneck transfer. This condition shows that the area still functions predominantly as a node with a place quality that is not optimal, so a Transit Hub is needed that is able to increase connectivity while providing a comfortable space for users. The design method used is Contextualism combined with a Force-Based Framework, so that the design process is based on the identification of forces in the form of assets, constraints, and pressures as the basis for the preparation of design criteria and concepts. The results of the analysis are then translated into the concept of Transit as Gateway and Transit as Destination to realize the design of a Transit Hub that not only supports intermodal transfer, but also provides an activity space that improves the quality of user experience during the transit process. Through the application of the Node-Place concept, the design of the Transit Hub building is produced that is able to overcome the bottleneck transfer at Malang New City Station on the East Side and balance the function of Node-Place, so that the building not only functions as a mode transfer point (accessibility), namely, Transit as Gateway, but also presents a quality of space that supports activities and user comfort (sustainability) as Transit as Destination.
