Abstract

Perancangan ini dilatarbelakangi oleh prinsip Market Priority dalam Architecture Economics yang menempatkan kebutuhan pasar sebagai dasar dalam pengembangan hunian. Pada Generasi Milenial dan Generasi Z, kebutuhan tersebut tidak hanya berkaitan dengan keterjangkauan dan efisiensi lahan, tetapi juga kualitas ruang yang mampu mendukung aktivitas dan kesejahteraan penghuni. Untuk menerjemahkan kebutuhan tersebut ke dalam strategi desain, Basic Psychological Needs Theory digunakan sebagai landasan utama dengan menjadikan aspek Autonomy, Competence, dan Relatedness sebagai parameter perancangan. Tujuan perancangan ini adalah merumuskan hunian mikro-klaster yang mampu merespons ketiga kebutuhan psikologis tersebut di tengah keterbatasan lahan. Proses perancangan dilakukan melalui kerangka Pattern-Based Framework yang diawali dengan pengumpulan delapan preseden hunian mikro-klaster. Preseden dianalisis menggunakan Basic Psychological Needs Theory untuk mengidentifikasi pola formal dan spasial yang relevan. Pola-pola tersebut kemudian diterapkan, dikembangkan, dan diuji pada konteks tapak di Tangerang hingga menghasilkan konfigurasi rancangan akhir. Hasil perancangan berupa kawasan hunian mikro klaster seluas 15.000 m² yang terdiri dari 130 unit hunian, public facilities, dan ruang terbuka kawasan.Rancangan ini menunjukkan bahwa hunian mikro klaster dapat dikembangkan sebagai alternatif hunian yang tidak hanya efisien secara lahan, tetapi juga lebih responsif terhadap kebutuhan Generasi Milenial dan Generasi Z. ===========================================================================================================================
This final project is driven by the Market Priority principle within Architecture Economics, which positions market needs as a fundamental basis for housing development. For Millennials and Generation Z, these needs are not limited to affordability and land efficiency, but also include spatial quality that supports daily activities and occupant well-being. To translate these needs into design strategies, Basic Psychological Needs Theory is used as the
main framework by positioning Autonomy, Competence, and Relatedness as design parameters. The objective of this design is to formulate a micro-cluster housing model that
responds to these three psychological needs within the context of limited land availability. The design process applies the Pattern-Based Framework, beginning with the collection of eight relevant micro cluster housing precedents. These precedents are analyzed using Basic
Psychological Needs Theory to identify relevant formal and spatial patterns. The extracted patterns are then applied, developed, and tested within the site context in Tangerang to produce the final design configuration. The result is a 15,000 m² micro cluster housing area consisting of 130 housing units, public facilities, and communal open spaces. This design shows that micro-cluster housing can be developed as an alternative housing model that is not only land efficient, but also more responsive to the needs of Millennials and Generation Z.
