Abstract

Pertumbuhan kawasan perkotaan di sekitar Universitas Muhammadiyah Surakarta (UMS) meningkatkan kebutuhan hunian, yang ditandai dengan Pembangunan Tsany Rent House secara berkelanjutan sejak tahun 2020. Fenomena pemberian proyek berulang (repeat order) oleh pemilik kepada HARS Arsitektur Interior menunjukkan tingginya tingkat kepercayaan terhadap penyedia jasa tersebut. Sebaliknya, Kontraktor X yang mengerjakan Tsany Rent House 1 tidak kembali dipilih pada proyek berikutnya, yang mengindikasikan adanya permasalahan dalam aspek profesionalisme dan penerapan kode etik keinsinyuran. Penelitian ini bertujuan mengidentifikasi faktor-faktor yang menyebabkan pemilik proyek tidak melanjutkan penggunaan jasa Kontraktor X serta menganalisis peran kode etik keinsinyuran, profesionalisme, dan implementasi Keselamatan, Kesehatan Kerja, dan Lingkungan (K3L) dalam membangun kepercayaan pemilik terhadap HARS Arsitektur Interior. Penelitian menggunakan metode campuran (mixed methods) dengan pendekatan studi kasus. Data kualitatif diperoleh melalui wawancara semi-terstruktur dan observasi lapangan, sedangkan data kuantitatif diperoleh melalui kuesioner skala Likert 1–5. Validitas temuan dijaga melalui triangulasi data. Hasil penelitian menunjukkan bahwa penghentian kerja sama dengan Kontraktor X disebabkan oleh kualitas pekerjaan yang kurang rapi dan manajemen pelaksanaan yang belum sistematis, bukan karena pelanggaran berat terhadap keselamatan publik. Kepercayaan pemilik terhadap HARS Arsitektur Interior terbentuk melalui rekam jejak kinerja yang baik, kejujuran dan transparansi teknis, komunikasi yang terstruktur, kompetensi tim, serta pengelolaan mutu, waktu, dan biaya proyek yang konsisten. Aspek profesionalisme memperoleh skor rata-rata 4,20/5,0 dan kode etik 3,88/5,0 (kategori tinggi), sedangkan aspek K3L memperoleh skor 2,50/5,0 (kategori rendah). Temuan ini menegaskan bahwa penerapan kode etik dan profesionalisme keinsinyuran secara konsisten menjadi faktor utama dalam membangun kepercayaan dan keberhasilan proyek konstruksi.

The rapid urban development surrounding Universitas Muhammadiyah Surakarta (UMS) has increased the demand for residential accommodation, as reflected in the continuous development of Tsany Rent House Exclusive Boarding House since 2020. The owner's repeated commissioning of projects to HARS Architecture Interior demonstrates a high level of trust in the service provider. In contrast, Contractor X, which was responsible for the construction of Tsany Rent House 1, was not selected for subsequent projects, indicating potential issues related to professionalism and the application of engineering ethics. This study aims to identify the factors that led the project owner to discontinue the use of Contractor X's services and to analyze the role of engineering ethics, professionalism, and Occupational Health, Safety, and Environmental (OHSE) practices in establishing the owner's trust in HARS Architecture Interior. A mixed-methods approach with a case study design was employed. Qualitative data were collected through semi-structured interviews and field observations, while quantitative data were obtained using a 5-point Likert-scale questionnaire. Data triangulation was applied to ensure the validity and reliability of the findings. The results indicate that the termination of cooperation with Contractor X was primarily caused by poor workmanship quality and unsystematic project management rather than serious violations of public safety. The owner's trust in HARS Architecture Interior was built upon a proven performance record, technical honesty and transparency, structured communication, team competence, and consistent management of project quality, time, and cost (the triple constraint). The professionalism aspect achieved an average score of 4.20/5.0, while the engineering ethics aspect scored 3.88/5.0, both categorized as high. However, OHSE performance, particularly the consistency of providing and using personal protective equipment (PPE), remained inadequate, with an average score of 2.50/5.0 (low category). These findings confirm that the consistent implementation of engineering ethics and professionalism is a key factor in fostering trust and ensuring project success.
