Abstract

Perputaran ekonomi banyak terjadi di kota besar. Hal ini menyebabkan orang-orang berbondong-bondong ke kota besar, dan mengakibatkan kota semakin padat. Namun lahan yang tersedia semakin sempit. Sehingga dibangun gedung untuk memenuhi kebutuhan tersebut. Para developer pun berlomba-lomba membangun gedung tinggi untuk menangkap peluang. Namun banyak diantara mereka tidak memiliki modal yang cukup, dan meminjam bank untuk merealisasikannya. Bunga bank tetap berjalan seiring berjalannya waktu, menyebabkan developer maupun investor ingin agar pembangunan suatu gedung cepat terealisasi dan segera berfungsi.Proyek diberi waktu yang tak banyak. Sistem pracetak adalah suatu proses produksi suatu elemen struktur bangunan yang dicetak di pabrikasi dimana tempat elemen struktur tersebut akan digunakan satu kesatuan dalam sebuah bangunan di tempat berbeda. Sistem ini memiliki keunggulan berupa mutu yang dapat dipantau, lebih presisi, serta pengerjaannya tidak terpengaruh cuaca karena dipabrikasi dalam pabrik. Tak hanya itu, bentuk struktur gedung yang tipikal juga menjadi keunggulan untuk penggunaan sistem pracetak ini Dengan lokasi Gedung Ibis Styles Hotel dengan keetinggian 18 lantai dan 1 basement yang terletak di Jalan Fachrudin Tanah Abang, Jakarta Pusat yang sangat ramai menuntut proyek semakin cepat selesai agar tidak mengganggu kegiatan ekonomi di sekitarnya. Sehingga pada tugas akhir ini akan dilakukan modifikasi perencanaan struktur Gedung Ibis Styles Hotel pada kolom, balok, plat, dan tangga dengan metode pracetak. Agar dapat ditransportasikan, maka perlu diperhatikan kebutuhan tulangan saat pengangkatan. Dan juga agar elemen pracetak dapat terintegrasi dengan baik, maka sambungan haruslah dibuat semonolit mungkin. Dari hasil analisa yang dilakukan, elemen-elemen pracetak sesuai ketentuan SNI 2847:2013. Kolom digunakan dimensi 80 x 80 cm, balok induk 50/75 cm, dan tebal plat 12 cm dengan overtopping 5 cm. Dengan mempertimbangkan metode agar mudah dikerjakan maka digunakan sambungan dengan campuran antar sambungan mekanik dan basah. Pada sambungan mekanik menggunakan bantuan NMB Splice Sleeve dan BECO Beam shoe yang termasuk mechanical splices tipe 2 menurut peraturan ACI 318-11. ================================================================= There are many cycle of the economical activities that occurs in the big city. Which is led many people to come and settled in the big city, hence, it becomes denser. Yet the available area for the settlement are so little to scarce. That resulted in the construction of the buildings to meet the increasing demands. The developers are compete to build a high-rise building to meet the opportunity from the demands. But among many of them didn’t have enough fund to build, and borrow the money from the bank to continue. As the intrest value of the bank will increase as the time continues, the developers and investor yearn for the immidiate completion of the building’s construction and its functionality. While the allocation of time for the construction is short. Precast system is a production process of the elements for the structural building were casted on the fabrication where the structural element will be used unifromly in the building in several location. The advantages of this system are the achivement for the desirable quality can be controled, more precision, and easier because of its fabrication are in the factory where the concerns of the weather are none. Not to mention, the similarities of the structural design and shape would be favorable to use the precast system The object for this studies is Ibis Styles Hotel buiding with the height of 18 storey and 1 basement which is located in Jalan Fachrudin Tanah Abang, Central of Jakarta. The desire of the completion for this projects are high in order to reduce the disturbance of economical activity arround the nearby area. Therefore the design to modify structural building of Ibis Styles Hotel for its collumn, beam, slab, and staircases will be conducted using precast system in this final assignments In order to ease the transportation, it is necessary to calculate the desirable reinfocement when lifted. And for the element of the precast to work properly intergerated, it is important to design the connection as monolith as it could be with the help of NMB Splice Sleeve and BECO Beam shoe that categorized as mechanical coupler type 2 and meet all the regulation according to ACI 318-11. From the analysis that has been conducted, hopefuly, will be able to obtain the conclusion and the effectiveness of the subject in desirable strength from the structural behaviour. And Resulting in its usefulness for the future design
