Abstract

Seiring dengan laju pertumbuhan ekonomi di Kota Surabaya, investasi melalui kepemilikan properti menjadi tren saat ini. Apartemen menjadi properti yang perkembangannya cukup pesat, salah satunya yang terbaru adalah Apartemen Royal Afather World. Lokasi superblok apartemen ini sangat strategis, yaitu dekat dengan akses Tol Waru-Juanda di perbatasan Surabaya-Sidoarjo. Oleh sebab itu, perencanaan drainase apartemen harus dilakukan sebaik mungkin untuk mencegah dampak banjir di kawasan sekitarnya. Namun, diketahui pembangunan apartemen ini menyebabkan alih fungsi lahan yang besar sehingga koefisien pengaliran (C) lahan berubah menjadi 4 kali lipat. Untuk mencapai prinsip Zero Delta Q,, sistem drainase Apartemen Royal Afather World direncanakan dengan cara <50% debit banjir kawasan (Q) boleh dibuang ke saluran kota, sedangkan >50% sisanya ditahan di dalam kawasan sampai hujan berhenti. Berdasarkan analisis dan perhitungan yang telah dilakukan, sistem drainase pada apartemen dibagi menjadi 2 sistem. Q dari sistem drainase bawah langsung dibuang ke saluran Kali Perbatasan, sedangkan Q sistem drainase atas ditahan di kolam tampung. Kolam direncanakan dapat menampung Q dengan durasi hujan (td)=90 menit. Outflow kolam direncanakan menggunakan valve untuk mengatur tinggi muka air kolam (h) < 0,9 m. ============================================================================= Today, investment through realty ownership becomes popular as the economic rate in city of Surabaya escalates every year. The most recent realty that is expanding rapidly is apartment buildings, which one of the latest is the Royal Afather World apartment. It is strategically located in Surabaya-Sidoarjo border, alongside the Waru-Juanda toll road. Knowing that, all possible efforts are necessary to prevent the area nearby from flooding. However, the construction of the superblock has made the ground surface mostly covered with impervious layer, and changing the runoff coefficient (C) into four-times larger. In order to apply the Zero Delta Q policy, the superblock's drainage system is designed to directly drain <50% flood discharge to the city canal, while the other >50% remains inside the area during the fainfall. By performing complete analysis and calculations, it is found that the most potential drainage plan of the superblok is by dividing its drainage system into two. Firstly, the flood discharge (Q) from the road drainage system is directly drained to Kali Perbatasan. Secondly, Q from the tower drainage system is retained in the basin. The basin is designed to accomodate Q with rainfall duration (td) = 90 minutes. A valve with d=25 cm is functioned as the basin outflow to set the water level to h < 0,9 m.
