Abstract

Proyek Frontage Road Ahmad Yani yang di rencanakan pemerintah kota Surabaya sejak tahun 2010 telah selesai sejak Agustus 2017 pada sisi barat dan timur, sejak awal dari proses perencanaan nilai lahan di sekitar Ahmad yani mengalami peningkatan sebesar 77 % lebih tinggi apabila di bandingkan rata-rata di Surabaya. Penelitian ini dilakukan untuk mencari faktor – faktor apa saja yang mempengaruhi nilai lahan di frontage road Ahmad Yani. Dalam mencapai tujuan tersebut, peneliti menginvestigasi beberapa variabel seperti : lokasi, aksesbilitas, karakteristik dan eksternalitas dengan mengunakan metode analisa faktor. Penelitian eksploratori ini mengunakan sampel sebanyak 100 responden disepanjang frontage road Ahmad Yani baik dari sisi barat dan timur. Hasil akhir dari penelitian ini diperoleh 2 faktor yang terbentuk yaitu : faktor 1 (kemudahan lokasi) dengan variabel aksesbilitas, jarak terhadap fasilitas kesehatan, ketersediaan fasilitas umum dan jarah terhadap fasiltas pendidikan Dan faktor 2 (ketersediaan lokasi) dengan variabel luas lahan dan jarak terhadap komersial area. Berdasarkan hasil penilaian responden terhadap harga lahan bahwa sisi barat memiliki harga lebih tinggi dibandingkan sisi timur dan berdasarkan kategori gender maka tidak ditemukan perbedaan yang signifikan terhadap persepsi penilaian harga lahan antara pria dan wanita.

The Frontage Road Ahmad Yani project was planned by the Surabaya city government since 2010 and has been completed since August 2017 on both west and east side, since the beginning of the planning process, land value around Ahmad Yani has increased by 77% higher compared to the average in Surabaya. This research was conducted to find out what factors influence the value of land on the Ahmad Yani road frontage. In achieving these goals, researchers investigated several variables such as location, accessibility, characteristics and externalities to analyze using factor analysis techniques with an exploratory approach. This study uses a sample of 100 respondents along Ahmad Yani's frontage road both from the west and east side. The final result of this study obtained two factors : factor 1 (reach easiness location) accessibility variables, distance to health facilities, public facilities and education facilities. Factor 2 (available location) with variable land area and distance to commercial areas. Based on the results of interviews with respondents categorized by gender, no significant differences were found in the perception of land values.
