Abstract

Apartemen One East Surabaya merupakan salah satu
gedung tinggi di Surabaya dengan 3 lantai basement dan 33
lantai atas. Pembuatan basement pada bangunan bertingkat saat
ini sangat banyak dilakukan salah satu faktornya karena
terbatasnya lahan yang akan dibangun, pada umumnya
pembangunan basement difungsikan untuk lahan parkir.
Basement yang akan dibangun memiliki kedalaman dan kondisi
yang berbeda-beda, sehingga dibutuhkan metode yang tepat
sesuai dengan kondisi di lapangan.
Metode untuk pelaksanaan pembangunan basement
terdapat 2 cara, yaitu bottom-up dan top-down. Pada proyek
pembangunan Apartemen One East metode eksisting
pembangunan basement digunakan metode konstruksi bottom-up.
Pada penelitian ini metode tersebut akan di modifikasi
menggunakan metode konstruksi top-down. Informasi mengenai
metode kerja, produktivitas pekerja ini didapat dengan
wawancara kepada project manager dan staff engineering di
proyek. Perhitungan biaya dan waktu dilakukan dengan
menganalisa kapasitas dan produktivitas tenaga kerja dan alat
berat, membandingkan waktu normal dengan waktu setelah
perubahan metode konstruksi.
Hasil dari modifikasi metode konstruksi dengan menggunakan
metode konstruksi top-down pada proyek Apartemen One East
Surabaya ini membutuhkan waktu pelaksanaan selama 196 hari
ii
dan menghabiskan biaya untuk 3 basement dan 3 lantai atas Rp
56.106.064.316,47. Sedangkan untuk metode bottom-up
dibutuhkan waktu selama 203 hari dengan total biaya Rp
44.270.619.658,87.

One East apartment Surabaya is one tall building in
Surabaya with 3 basement floors and 33 top floors. The making
of a basement in the terraced building currently very much
carried out one of the factors because emphasis on land will be
built, generally the construction of the basement is used for
parking lots. Basement that will be built have depth and different
conditions, so it takes the right method according to the
conditions in the field.
Methods for the implementation of the construction of the
basement there are two ways, i.e. bottom-up and top-down. At
One East Apartment building projects in existing construction
method of basement used bottom-up construction method. On the
research methods of these modifications using top-down
construction method. Information on working methods, worker
productivity is obtained with interviews to the project manager
and the project's engineering staff. Calculation of costs and time
is done by analyzing the capacity and productivity of the
workforce and heavy equipment, comparing the normal time with
time after the change of the method of construction.
The result of the modification of the method of
construction using top-down construction method in One
Apartment Project East of Surabaya this takes execution during

196 day and the cost for 3 basements and 3 upper floors of Rp
56.106.064.316,47. Meanwhile for bottom-up method need 203
day for the construction and cost Rp 44.270.619.658,87.
