Abstract
Apartemen Arundaya merupakan proyek PT Kopel Lahan Andalan (KOPELLAND) yang terdiri dari tiga tower, 47 lantai di atas permukaan tanah dan dan empat lantai di bawah permukaan tanah. Berdiri di atas lahan seluas 1,2 ha dengan lokasi bersebelahan dengan Rumah Sakit Mitra Keluarga, Kenjeran, Surabaya. Hasil pengetesan pada laboratorium menunjukkan bahwa lapisan tanah kompresibel proyek tersebut tebal dengan muka air tanah tinggi. Meningkatnya aktivitas gempa di Indonesia menjadi pertimbangan penting dalam merencanakan suatu bangunan stuktur. Adanya pembaharuan Peta Zonasi Gempa 2010 menjadi Peta Zonasi gempa 2017 mendorong penulis untuk melakukan perancangan deesain basement dan pondasi pada proyek ini. Pada tugas akhir ini dilakukan perancangan sistem pondasi dan dinding penahan pada Proyek Apartemen Arundaya Surabaya. Dinding diafragma digunakan sebagai dinding penahan tanah, pondasi dalam bored pile sebagai sistem pondasi yang memikul gaya struktur bangunan atas, dan Top-down Construction digunakan sebagai metode pelaksanaan konstruksi. Analisa dinding diafragma menggunakan metode perhitungan Stress and Deformation : Beam on Elastic Foundation. Hasil yang didapatkan berdasarkan analisa dan perhitungan pada Diaphragm Wall didapatkan tebal 0,8 meter dengan kedalaman 30 meter, tulangan vertikal D19-70, tulangan transversal D13-100, deformasi maksimal 22,24 mm dari perhitungan beban pseudo-static 0,255g pada peta gempa 2017 dengan nilai SF terendah 3,0723 pada tahap Galian I. Bored pile yang digunakan berdiameter tiang 1,5 meter, diameter bell 2 meter, panjang 41 meter menggunakan 36D25 sebagai tulangan utama, D16-60 tulangan spiral, defleksi axial sebesar 16,429 cm dan defleksi lateral sebesar 0,8mm dengan SF bernilai 3. Perbandingan hasil analisis menunjukkan bahwa adanya pembesaran nilai deformasi dan penurunan nilai SF akibat beban pengaruh peta gempa 2017.

Arundaya Apartemen is a project by PT Kopel Lahan Andalan (KOPELLAND) which consists of three towers, 47 floors above ground level and four floors below ground level. Constructed at an area of 1,2 ha with a location adjacent to Mitra Keluarga Hospital, Kenjeran, Surabaya. Test results on the laboratory stated that the compressible soil layer of the project is thick with high groundwater level. Increased earthquake activity in Indonesia is an important consideration in planning a structural building. The renewal of the 2010 Indonesia’s Earthquake Zonation Map into the 2017 Indonesia’s Earthquake Zonation Map prompted the authors to carry out a comparative design study on this project. This Final Project discuss the design of foundation systems and retaining walls in the Arundaya Surabaya Apartment Project. Using the diaphragm wall as a retaining wall, bored pile as a foundation system that holds the upper structure, Top-down construction method and the Stress and Deformation : Beam on Elastic Foundation calculation method are used. The results obtained based on analysis and calculations are 0.8 meters thick Diaphragm Wall with a depth of 30 meters, vertical rebar using D19-70, transversal rebar using D13-100, maximal deformation obtained from pseudo-static method from 2017 Indonesia’s Seismic Map is 22,24 mm with minimum SF value 3,0723 from First Excavation Phase. Using 1,5 meter diameter and 2 meter bell diameter Bored Pile with 41 meter length, 36D25 as main rebar and D16-60 for spiral rebar, the settlement of the bored pile that was calculated is 16,429 cm and its lateral deflection is 0,8mm with SF value 3. The result from comparative analysis shows that there is increase on deformation and decrease on SF value due to 2017 Indonesia’s Earthquake Zonation Map load’s.
